Hidden leak in a converted flat with its own meter
The property
A first-floor flat in a large older building converted into homes, with its meter in a shared cupboard and pipes under a screeded floor.
The problem
The water company said the flat's meter showed constant use. Nothing was wet here or below, and a running toilet valve had already been replaced.
How we found it
The meter stopped with the flat's stop tap shut, so the leak was indoors. Only the cold pipe to the kitchen failed a pressure test. Tracer gas then surfaced in the hallway, and listening on the floor agreed.
The outcome
The spot was marked and photographed. The report showed the leak was on the flat's own pipe, and the owner shared it with the managing agent.
