Leak detection in Shefford and Clifton

A Shefford leak can sit under a shop floor, in the flat above it or on a pipe crossing next door's drive. We find it from the surface and write it up.

In the centre of Shefford, shops and businesses sit beside older homes, and pipes laid long ago do not always respect boundaries. Leak detection in Shefford often involves more than one party: a supply pipe crossing a neighbour's drive, or a flat whose bathroom sits over someone else's shop.

Away from the centre, homes on later estates growing out towards Clifton leak in more familiar ways: a heating pipe in a concrete floor, or a supply pipe under the drive. In the centre, one visit can mean agreeing access with a neighbour or a business before the first test.

Two typical Shefford leaks

Stain on a shop ceiling under the flat above

The property

A town centre shop with a separately owned flat above. The flat's bathroom is directly over the shop's back room.

The problem

Brown staining spread across the back room ceiling. The shopkeeper blamed the flat, the flat owner's plumber had found nothing, and both wanted it settled.

How we found it

Moisture readings in the shop ceiling centred under the bath, not the basin. Upstairs, each fitting was run in turn; only the bath's hot feed failed a pressure test, and the thermal camera agreed.

The outcome

Only the bath panel came off for the repair, quoted separately to the flat owner. Both owners saw the same report and photographs.

Supply pipe under a neighbour's drive

The property

An older cottage near the centre whose supply pipe leaves the meter, crosses under the next-door drive and enters the kitchen from the side.

The problem

A letter from the water company mentioned continuous use. The owner's lawn was dry, and nobody knew the pipe's route under the neighbour's block paving.

How we found it

The meter would not settle even with the stop tap shut. With the neighbour's agreement, the ground microphone peaked under their drive, and tracer gas confirmed the point.

The outcome

Both households saw the photographs before two blocks were lifted for the repair, which was quoted separately. The owner kept the report for the water company.

When a leak involves more than one property

1

Tell us who is involved

If the pipe crosses a neighbour's land, the property is let or a business is paying, say so when you book. It decides who needs to agree to the visit.

2

Testing on both sides

We test your supply against the meter, then follow it from the surface wherever it runs, including under next door's drive, a shop floor or the flat above.

3

Evidence everyone can see

With two methods agreeing, we mark the leak and photograph it. The report then shows everyone involved where it is, how we found it and what the readings were.

Shefford people this page is for

Shop and business owners

A water bill that jumps, or damp creeping across a back room floor. For a business we may take payment at the booking stage, and the report comes to you.

Owners whose pipe crosses next door

Your supply runs under a neighbour's drive or garden, and the meter will not stop. Tell us when you book, because we may need their agreement to listen and test on their side.

Owners of flats over shops

The shop below has a stained ceiling and says the water is yours. We test your bathroom part by part, so both of you see which fitting is to blame.

Where each test stops and the next takes over

Acoustic listening

A buried pipe under pressure hisses where it splits, and the ground microphone follows that hiss. On quiet or plastic pipe the sound fades, so tracer gas takes over.

Tracer gas

It finds where a drained pipe leaks, even under block paving or concrete, but it cannot say how much water was being lost. The meter test does that part.

Thermal imaging

It shows warm water escaping from a hot pipe in a floor, but a cold supply pipe gives it little to see. There, listening and tracer gas take over.

When your supply runs under next door

Your bill shows which water company serves you; it owns the main and its pipe to your boundary or meter. Beyond that, your supply pipe is usually yours, even under a neighbour's drive or garden. In older parts of Shefford such pipes sometimes cross other plots, so know the route before anyone digs.

Claims when a neighbour is involved

If the leak sits on your pipe under a neighbour's land, your own policy is usually the one to check, along with any trace and access cover. Ask your insurer before you book. Our report gives the location, methods, readings and photographs, so both households see the same written evidence.

Near Shefford

Clifton runs into Shefford on the east side, and Campton, Meppershall and Chicksands are close by. Henlow, Arlesey and Stotfold are a little further, and our leak detection across Bedfordshire covers them too.

Common questions in Shefford

With their agreement, yes. Tell us when you book that the pipe crosses a neighbour’s property, and ask them to let us listen and test on their side. Only the spot over the leak needs opening, and the photographs show both households exactly where.

Usually not for long. We need the meter, the stop tap and the rooms the pipes cross, and some tests need the water off for short spells. Tell us your busy times when booking so we can order the tests around them.

It records where the leak is, the methods used and the readings, with photographs. That usually shows which pipe it is on and which property it serves. Deciding who pays is then a matter for the owners involved and their insurers.

Our terms ask for parking at no charge within 100 m of the door. If the only spaces nearby are in a pay car park, that parking is added at cost, so tell us what is close when you ring and we will plan around it.

Yes, booked the same way. When you ring, say roughly when the house was built and what you have noticed, whether a moving meter, a damp floor or a falling boiler gauge, so we arrive ready for the right tests.
