Leak detection in Baldock

If you are new to a Baldock house, a leak can appear before you know where the stop tap is. We find the meter, the stop tap and the leak, all from the surface.

Baldock is an old market town with a very wide main street, and fast trains to London have made it a commuter town. If you moved here for the trains, you may still be finding out where the pipes in your house run, and what was altered before you arrived.

Leak detection in Baldock often starts with that gap. A letter about your meter, or a boiler that keeps losing pressure, is easier to trace once the stop tap is found and we know whether anyone put leak sealer in the heating. We help you check both first.

Typical jobs for people new to a Baldock house

Heating losing pressure in a newly bought townhouse

The property

A newer three-storey townhouse, its boiler on the top floor. Heating pipes run through the floor voids, above plasterboard ceilings and under carpet.

The problem

From their first week, the owners refilled the boiler to 1.5 bar most days. Nothing was stained, and the service papers mentioned no sealer.

How we found it

Shutting valves floor by floor left only the first floor losing pressure. Thermal imaging found a warm patch on the hall ceiling; tracer gas rose through the landing above.

The outcome

We marked and photographed the spot, so only a short piece of landing floor came up. The joint was repaired there and then, quoted separately.

A meter letter and a stop tap nobody could find

The property

A 1970s detached house with its garage turned into a study. Its supply comes from a pavement meter, under the old garage floor, to the kitchen.

The problem

The new owners had a letter from Affinity Water: their meter never stopped. They could not find an indoor stop tap, and the lawn was dry.

How we found it

The stop tap was boxed in behind a study cupboard, and closing it left the meter turning. The ground microphone found the leak by the old garage doorway; tracer gas agreed.

The outcome

With the leak marked and photographed, the repair was quoted separately. The owners now know where their stop tap is, and sent our report to Affinity Water.

Who rings us from Baldock

Owners still learning the house

The letter about constant use can arrive before you have found the stop tap. We find it, check it turns off, then test which side of it the leak is.

Households topping up an inherited boiler

If the gauge has needed refilling since you moved in, note how often before you ring. That, and how the floors are built, tells us where to start.

Landlords with tenants in the house

A tenant may forward a meter letter or a photo of a stain. Mention that the house is let, and tell us who holds the keys.

Affinity Water and the pipe you bought

Affinity Water supplies Baldock. When it writes about constant use, its readings show the meter turning even when nobody in the house is using water. Affinity's responsibility stops at the boundary or the meter. The pipe on into the house is usually the owner's, so when you buy the house, you take it on too.

Three steps, starting before you ring

1

Look for the meter and stop tap

The meter usually sits under a small lid near the boundary, and the stop tap below the kitchen sink. Pace out the distance between them, and tell us if either is missing or stuck.

2

Testing one part at a time

On the visit we close valves so each part is tested alone: the pipe from the meter, the indoor pipes, then the heating, floor by floor.

3

Found, checked twice, then marked

Our engineer Charlie traces the leak, confirms it a second way, and marks and photographs the spot. You pay at the end of the visit, and the report follows.

How the leak is pinned down

Thermal imaging

Water escaping from a warm heating pipe heats whatever surrounds it. The camera shows that heat as a bright patch, shrinking the search to one area.

Acoustic listening

A pressurised supply pipe hisses where it leaks. Moved along the pipe's route over floor, drive or lawn, a ground microphone picks out the spot where that sound peaks.

Tracer gas

For a pipe too quiet to hear, we empty it and fill it with a hydrogen and nitrogen mix. The detector finds it rising above the leak.

Towns and villages beside Baldock

Stevenage is to the south, and Letchworth Garden City and Hitchin to the south-west; our leak detection in Hertfordshire takes in all three. Stotfold, Arlesey and Henlow are just over the Bedfordshire border to the north-west.

A new home policy and a leak

If your home policy is as new as the house, look for trace and access cover, and ask the insurer if it needs to agree the work before you book. Our report records the location, methods, readings and photographs. We send it when the bill is settled. Whether a claim succeeds is the insurer's call.

Common questions in Baldock

We do. Village houses there are often older and have been extended more than once, so pipes can run under rooms added later. The visit is the same as in town: readings, then tracing, then a mark to open up at.

Visits are usually booked within 24 to 48 hours. When you ring, we ask what you have noticed, what the house is like and who will be there, then agree the price, which covers a half or full day of detection.

It can, because leak sealer in the radiators can stop some tests working. Check the boiler’s service record, or ask whoever last serviced it, and tell us what it says when you ring. If nobody knows, say so and we will plan around it.

Usually, yes. The repair gets its own quote, valid only if we carry it out on the day of the detection. Our 3 month guarantee is limited to the pipe and fittings we supply and fit; older pipework elsewhere in the house is not included.

It could, but our tests show where water is escaping on the day of the visit, not when the leak began. The report records the location, methods, readings and photographs, so you have a clear record of what we found.
