Walton-on-the-Naze is a seaside town near the end of the Tendring peninsula, with the Naze headland to the north and older terraces from its resort days behind the seafront. Some homes are holiday lets or second homes, and both can stand empty for weeks at a time.

An empty house hides a leak well, as nobody sees the meter, the boiler gauge or a ceiling until the next visit. So leak detection in Walton-on-the-Naze is as much about access as testing, and about bungalows on private roads where several homes' pipes share one trench.

What a Walton job often looks like

Meter turning at a holiday let with a garden shower

The property

An older semi a few streets back from the beach, let to holidaymakers. A cold pipe under the patio feeds an outdoor shower for rinsing off sand.

The problem

The owner lives two hours away. Between guests, the cleaner noticed the meter turning with every tap off, though the house and patio looked dry.

How we found it

The meter ignored the indoor stop tap, but closing the garden shower's valve stilled it. That branch then lost pressure on test, and a ground microphone found the point under the patio.

The outcome

We marked and photographed it, lifted two slabs and repaired the pipe while there, quoted separately. The owner now shuts that valve whenever the house is empty.

Leak letter for one of four private-road bungalows

The property

Four bungalows at the end of a private road. Each has its own meter at the public road, and the four pipes share one trench before splitting off.

The problem

One owner had a letter about constant use, but nobody knew which pipe in the trench was theirs, and the neighbours feared the whole road being dug up.

How we found it

Only that bungalow's meter moved with everything off. We walked the road with a ground microphone, which peaked near a passing place, and tracer gas fed into that pipe alone rose there.

The outcome

The spot was marked and photographed, so one short trench was dug instead of a long one, and the report showed whose pipe it was.

Walton properties we are asked to test

Holiday let and second-home owners

You may live inland or further afield. Tell us who has the keys, whether the boiler is on and when guests next arrive, and we will book around it.

Bungalows on a private road

Where one trench carries several homes' pipes, nobody is sure whose is leaking. We test each one to show which is losing water before anyone digs.

Flats and terraces behind the seafront

In terraces split into flats, one bathroom can mark the ceiling below. We take moisture readings downstairs, then test the fittings above with the upstairs owner's agreement.

Shared trenches and your water company

The company named on your bill reads your meter and looks after its main and pipe up to the boundary or meter. Past that point, responsibility usually passes to the owner. Where bungalows share a trench, owners need to know whose length is leaking, and a marked, photographed position shows it.

Three stages of a Walton visit

1

Tell us about the property

Is it a holiday let, a second home or on a private road? Who has the keys, and is the boiler on? The answers decide which tests come first.

2

Splitting off each pipe

We close valves one at a time, such as a bungalow's branch, an outdoor tap or an upper floor's feed, and watch the meter or a gauge until the leaking pipe shows.

3

Tracing it to one spot

That pipe is followed with the method that suits it, then checked with a second. Charlie, our engineer, leaves a mark and takes photographs; the report follows payment.

Tests we use on Walton properties

Acoustic listening

A ground microphone picks up water escaping under pressure. Along a private road or under a patio, it is moved along the pipe's line until the sound peaks.

Moisture meters

On a ceiling or wall, they map the wet area and its edges. Where a cupboard or upper floor sits above, that tells us which pipe to isolate first.

Pressure testing

A gauge goes on a single pipe once it is shut off. A falling reading proves that pipe leaks, though not where along it, so another method follows.

Holiday lets and the right policy

A house let to holidaymakers may need a holiday let policy rather than ordinary home insurance, so check which you hold, whether it includes trace and access cover and whether the insurer wants a say before work starts. Our written report, with location, methods, readings and photographs, follows payment in full.

Common questions in Walton-on-the-Naze

Yes, if a cleaner, neighbour or agent can let us in and knows where the meter and stop tap are. Because you are paying from a distance, we might take payment ahead of fixing a date. Leave the water and boiler switched on.

Not where one pipe is shared, as shared mains are excluded. Where each home has its own pipe in a shared trench, it can apply to a home. Businesses are excluded too, so ask about a holiday let when you ring. Full conditions are on our terms page.

Any of the owners can book, but tell us how the pipes are shared and roughly where they run. If pipework crosses a neighbour’s land we may need their permission to walk the line. The report shows which length is leaking.

Either flat can book, but we will usually need to get into the flat above, so agree access with the neighbour first. We take readings in your flat, then test the fittings upstairs. The report shows where the water is coming from.

Visits are usually booked within 24 to 48 hours, at a time agreed with you or whoever holds the keys. Lines are open 8am to 8pm, every day, so ring as soon as the cleaner or a neighbour reports a problem.
