Manningtree, Mistley and Lawford

Leak detection in Manningtree

In Manningtree, finding the leak is often only the first step. An insurer may want a report, or the pipe needs repairing, and we can usually help with both from one marked spot.

Manningtree is a small town on the Essex bank of the Stour estuary, running straight into Mistley and Lawford. Its centre keeps many Georgian fronts on older buildings. Leak detection in Manningtree's older streets means working with timber floors, thick walls and pipework from many generations.

With a station on the main line to London, plenty of people here commute and homes stand empty in the day. Leaks tend to surface late, as a stained ceiling, a letter or an insurer's request for evidence, so a report or a repair often comes next.

Manningtree homes: two familiar leaks

Ceiling stain under a Georgian town house landing

The property

A three-storey Georgian town house in the old centre. The hot pipe from a first floor cylinder climbs to a top-floor bathroom, then runs under the landing boards.

The problem

A brown stain spread across a first floor bedroom ceiling. The boiler held pressure, ruling out the heating, and the insurer wanted the cause found before anything was opened.

How we found it

Moisture readings peaked under the landing. With the cylinder's filling valve shut, the meter stopped, which put the leak on the hot side. As the hot taps ran, the camera found a warm bloom around one joint.

The outcome

We lifted two boards over the mark and remade the joint during the visit, on its own quote. The report and photographs went with the claim for the ceiling.

Swollen kitchen plinths in a 1970s bungalow

The property

A 1970s bungalow on the edge of town, with the cold supply rising inside a boxed-in corner behind the kitchen units.

The problem

The plinths under the units had swollen and the vinyl in front had lifted. Nothing dripped, and the owners could not tell which pipe was to blame.

How we found it

Moisture readings peaked by the corner boxing. A pressure test showed the cold side losing pressure while the hot held, and acoustic listening against the boxing picked up the hiss of the leak.

The outcome

The spot was marked and photographed. One base unit was pulled out so the joint could be put right while we were there, on its own quote.

From the first reading to the repair

1

Find it and confirm it

We trace the leak from the surface using whichever method suits the pipe, then test that result a second way. The agreed spot is marked and photographed for you or your insurer.

2

Agree the repair

Where we can repair the pipe, you get a separate quote. A price you accept in advance holds only for a repair we carry out on the day of the detection.

3

Repair, with a 3 month guarantee

Our repairs carry a 3 month guarantee, covering the pipework and fittings we fit. Testing or repairing old pipe can show up further weak points, which are priced separately.

Who we help in and around Manningtree

People making an insurance claim

Your insurer wants the cause found before agreeing to any opening up. Our report gives the location, methods, readings and photographs, and reaches you after payment.

Households told water is going missing

When the water company writes about a constant flow, the leak is usually on your side. We prove which pipe it is on before anything is dug.

Owners of older town houses

Behind a Georgian front there may be pipes from several eras. A stain on a ceiling under an upstairs room is traced without stripping plaster or lifting floors.

Methods for old and new Manningtree homes

Thermal imaging

Once warm, heating and hot water pipes show clearly on the camera, even through boards or plaster. Where water escapes, the warmth spreads out from the pipe's line.

Moisture meters

In an older house, damp can come from many places. Readings across a ceiling, wall or plinth show where the wet area is centred, pointing to the pipe nearby.

Pressure testing

Shutting off part of the heating or water pipes and watching a gauge shows whether that part holds. In a three-storey house, it narrows the search to one floor.

What the water company looks after

Your supplier's name is on your bill. A letter from it about water passing the meter all the time means the loss is probably on your side. Its own duty tends to end at the meter or property edge; the pipe into the house, and every pipe inside, falls to the owner.

Evidence an insurer asks for

On a trace and access claim, an insurer will mostly ask two things: where exactly is the leak, and what showed it? Our written report answers with the location, methods, readings and photographs. You get it after the visit is paid for, and the claim itself is decided by the insurer alone.

Along the Stour and beyond

Mistley and Lawford run on from Manningtree, and Harwich sits at the estuary's mouth. South, our leak detection in Essex takes in Colchester, Wivenhoe and Brightlingsea, while over the river in Suffolk lie Hadleigh and Ipswich.

Common questions in Manningtree

Usually, on any pipework we can reach. The repair is priced separately from the detection, and a price you accept beforehand covers only a repair made on the day of the detection. Anything we install is guaranteed for 3 months.

It depends on the policy, so ring them before you book and ask what they want to see. Our report gives the location, methods, readings and photographs, and comes to you after payment. Paying out on the claim is the insurer’s decision alone.

Often a heating or hot water pipe, as both run under floors between rooms. A boiler needing top-ups suggests the heating; a meter turning with every tap shut suggests the water pipes. We test each in turn to find the one leaking.

Yes. The spot is marked and photographed, so your plumber knows exactly where to open up. The report gives them the location and the readings too. If you would rather we repaired it, we can usually quote while we are there.

Yes. Mistley and Lawford join on to Manningtree itself, and we also reach Bradfield, Dedham and the smaller villages towards Colchester. When you ring, tell us which village you are in and roughly where on the property your meter sits.
