Leak detection in Little Maplestead

Every leak test starts at your stop tap, and in older village homes it is often stiff, hidden or missing. We check it with you first, then find and mark the leak.

Little Maplestead is a small parish in the countryside north of Halstead, close to the Suffolk border. Many older homes here have had their plumbing changed more than once, which can leave a stop tap boxed in behind a kitchen unit, or seized after years untouched.

The stop tap is how we split a leak into indoors or outdoors. If the meter keeps turning with it shut, the leak is before it; if the meter stops, look inside. Heating leaks usually show on the boiler gauge, so leak detection in Little Maplestead tests them separately.

The sort of job we take on in Little Maplestead

Seized stop tap, then a leak at the doorstep

The property

A brick cottage on a lane, its meter in the verge and its stop tap under the stairs, unturned for years.

The problem

A letter from Anglian Water reported constant use. The stop tap would not close, so a plumber fitted a new one before our visit.

How we found it

With the new stop tap turned off, the dial crept on regardless, putting the leak before it. Listening peaked at the front wall, and tracer gas rose by the doorstep.

The outcome

The spot was marked and photographed. The old pipe had corroded where it ran under the step; the repair, priced on its own, was made during the visit.

Outside boiler, and a leak where its pipes enter

The property

A detached house on a lane, its boiler in a housing against the back wall. The heating pipes pass through the wall and under the kitchen tiles.

The problem

Refills were needed every couple of days, and one corner of the kitchen floor felt warm underfoot. The boiler itself had been checked.

How we found it

The heating would not hold pressure on test. Once it was hot, the camera picked up warmth spreading from the pipe just inside the back wall, and tracer gas confirmed it.

The outcome

The spot, just inside the wall, was marked and photographed; the joint was then mended from indoors on a separate quote, leaving the boiler housing alone.

Starting at the stop tap

1

Check your stop tap first

Before the visit, find your stop tap and try it gently. If it will not turn, say so when you ring, as every test depends on closing it.

2

Indoors, outdoors or heating

On the day we read the meter with all taps off, close the stop tap and read again, then check the boiler gauge. That shows which system to trace.

3

A mark you can dig to

Tracing happens from the surface, and the leak has to pass a second test before it is marked and photographed. Charlie then explains the repair and quotes it separately.

Who calls us about Little Maplestead homes

Owners whose stop tap will not turn

A seized, buried or missing stop tap means the meter test cannot split indoors from outdoors. Have it freed or replaced before we come, as our tests need working valves.

Homes with a boiler outside the house

An outside boiler's pipes come through the wall and often drop into a solid floor. Say roughly how often it needs refilling, and mention any sealer.

Owners whose insurer wants proof

Some insurers want the leak found and recorded before any floor is opened. Our written report shows where it is and how we found it, with photographs.

Methods for village homes

Acoustic listening

Escaping water makes a hiss in the soil. Moved a stride at a time along the pipe's route, the ground microphone shows where that hiss is loudest.

Thermal imaging

Hot heating pipes in a solid floor glow on the camera, and escaping water spreads a wider warm stain around them. That shows where to look; a second method confirms.

Tracer gas

On quiet or plastic pipe we put a hydrogen and nitrogen mix into the line. It works its way out at the leak, where a detector at the surface finds it.

Anglian Water, the meter and your stop tap

Anglian Water supplies Little Maplestead. Up to the meter or your boundary, the pipework is the company's to deal with; the length from there to your house is usually yours. When a letter about constant use arrives, the meter reading with your stop tap closed shows whether that buried length or the house is to blame.

Claims that need the leak pinned down

Claims can stall when nobody can say where the water is going. If your cover includes trace and access, ask the insurer whether it wants to approve our visit beforehand. Our report gives the location, methods, readings and photographs, sent once the visit is paid. The insurer decides the claim.

Common questions in Little Maplestead

In older homes, try under the kitchen sink, the cupboard under the stairs, or low on the wall where the pipe comes in, perhaps behind a unit or panel. If there really is none, a plumber can fit one before we come.

Lift the cover carefully and wipe the dial clear. Note every figure, leave all taps off for an hour, then look again. Any movement means water is escaping; repeating the check with the stop tap closed tells you whether the leak is inside or out.

Often, if the pipe can be reached once opened. Repairs are quoted separately; a price you are given beforehand holds only if we mend it during that visit. They are guaranteed for 3 months, covering our own pipework and fittings, not the whole system.

No. No find, no fee on home water leaks does not cover central heating. A heating visit is priced before booking. That price buys a set half day or whole day of searching, and stays the same if we find the leak early. Full conditions are on our terms page.

Only where we look first. Pipes from an outside boiler have to cross the wall into the house, and that crossing point is worth checking early, once the heating is hot enough for the thermal camera to follow them clearly.
