Leak detection in Frinton-on-Sea

Frinton's houses sit well back on wide avenues, so a leak may lie anywhere along a long front garden or under a new shower room. We trace it from the surface, and can arrange the visit with family who live away.

Frinton-on-Sea was laid out as a planned resort, with its housing controlled as it grew. The result is broad avenues of sizeable houses, many from the first half of the last century, on plots where the supply pipe may travel a long way from the road.

It is also a popular place to retire, so leak detection in Frinton-on-Sea often involves homes adapted for later life, with downstairs shower rooms, or houses looked after by sons and daughters who live elsewhere. Newer estates link the town to Kirby Cross and Walton.

Two typical Frinton jobs

Damp hall carpet beside a level-access shower room

The property

A 1930s house whose downstairs cloakroom became a level-access shower room for an older owner, its waste set into the tiled floor by the hall.

The problem

The hall carpet by the shower room door kept feeling damp, and a tide mark crept along the skirting, worst after heavy use of the shower.

How we found it

Moisture readings peaked at the threshold. The pipes held pressure, but water poured into the floor waste alone made it wetter, and a thermal camera traced warm water from the waste joint.

The outcome

We marked and photographed the joint. The family had the original fitter remake it from those photographs, and the hall floor was left alone.

A pipe that never crossed the front lawn

The property

A large interwar house set well back. The family thought the supply ran straight up the lawn, though the meter sits by the side gate.

The problem

The house was empty after the owner moved out, yet a water company letter reported steady use. A son living away had already dug a hole in the lawn, finding nothing.

How we found it

The meter turned on even with the stop tap shut indoors. Listening across the lawn found nothing, but the hiss grew along the side path, where tracer gas surfaced too.

The outcome

We marked and photographed the leak beside the path, metres from the lawn. It was mended during the visit, priced separately, and the son had the report.

Who we help in Frinton

Families looking after a parent's house

You may be organising this from another town. Tell us whose house it is, who has the key and who pays; if the payer will be away, we may want payment first.

Owners with a new level shower room

A level shower room, its waste set into the tiles, can leak into the hall or next room. We test the waste, seals and pipes one at a time.

Houses with a long front garden

When the letter arrives, the question is where along a long run the pipe has failed. We follow it from pavement to house, so the lawn is opened in one place.

Long front gardens and your water company

Your bill and any leak letter name your water company, which reads your meter and maintains its own pipe up to your property's edge or the meter. Readings that never stop usually mean a leak on your side, and on Frinton's deep plots that stretch can be a long one.

When the family books from elsewhere

1

Getting the house ready

Whoever lets us in should know where the meter, stop tap and loft hatch are. Leave the water on, and find us a parking space within 100 m that costs nothing.

2

The visit itself

Readings come first: the meter with everything off, and moisture on any damp. Then the leaking pipe is traced, confirmed with a second method, marked and photographed.

3

Settling up and what comes next

Card or bank transfer settles the bill as we finish. The report follows, and any repair is priced separately, so the family can decide who does it.

How we test Frinton houses

Moisture meters

Readings in plaster, timber and screed show how far damp has spread. Around a shower room, that tells us if it comes from the waste, a wall or a pipe.

Acoustic listening

On a long front lawn, a ground microphone follows the supply pipe's line. Metal pipe carries the sound well; plastic is quieter, so tracer gas takes over.

Thermal imaging

Run warm water and a thermal camera shows where it goes. Under a tiled shower floor, warmth spreading past the waste points to the joint, not the pipes.

Along the coast from Frinton

Walton-on-the-Naze is next door, and Clacton-on-Sea lies down the coast with Jaywick beyond. Harwich sits at the tip of the peninsula, Brightlingsea on the Colne and Felixstowe across the estuary.

When the house is empty

If a home has stood empty for a while, read the policy before booking: some have conditions for unoccupied homes, and not every policy includes trace and access cover. Our report records the location, methods, readings and photographs, and the family receives it after settling the bill, ready to pass to the insurer.

Common questions in Frinton-on-Sea

Yes. Say so when you ring, explain whose house it is, and tell us who will open the door. With the payer away, we can ask for the money before a date is set, and the report follows that payment.

Not usually. We listen along the run from meter to house; if the pipe is quiet plastic, tracer gas finds it instead. Tell us its rough length: no find, no fee on home water leaks only applies to a main of 30 m or less. Full conditions are on our terms page.

Because the parts that carry water only during a shower, the waste, its seals and the tile joints, stay dry the rest of the time. A pipe under pressure leaks all day. Testing each part alone tells the two apart.

Leave it on for the visit, because we need water in the pipes to test them, and check that the stop tap turns. With nobody living there, any movement on the dial is the leak, which makes the first test quicker.

Yes, both. We carry out leak detection in Essex all along this coast. Homes on the newer estates between Frinton and Walton are more likely to have heating pipes in a solid floor, which a thermal camera traces once warm.
