Leak detection in Canvey Island

On Canvey, leaks often start where a home has grown: a shower room in the loft, or a garage turned into a utility room. We trace them from the surface.

Canvey Island sits in the Thames estuary, joined to the mainland by bridges over the creeks, and bungalows and chalets line many of its roads. Plenty have since gained a loft room, an extension or a paved frontage, so leak detection on Canvey Island often starts at the newest join.

A leak from a loft bathroom can run down inside a stud wall, a thin timber-framed wall, and show up a room away. Pipes laid under a new floor during a conversion are hidden from the start, and can leak for a long time unseen.

Two jobs typical of Canvey Island

Ceiling stain under a chalet bungalow's loft shower room

The property

A chalet bungalow with its loft turned into a bedroom and shower room. Its pipes cross behind the eaves, then drop down a stud wall beside the living room.

The problem

A brown patch on the living room ceiling kept growing, even on days nobody showered. A plumber had resealed the tray, and the patch still spread.

How we found it

Moisture readings put the wettest point under the stud wall, away from the tray. With the hot pipe isolated, its gauge fell, and a thermal camera with a hot tap running showed warmth spreading from one joint.

The outcome

A small panel was cut at the mark and the joint remade, quoted separately. The tiles stayed on, and our report went with the ceiling claim.

Meter turning after a garage became a utility room

The property

A chalet bungalow whose attached garage became a utility room. A cold pipe for the washing machine and sink was laid across the old garage floor, then screeded over.

The problem

Essex and Suffolk Water wrote about constant flow through the meter. Nothing looked damp, the washing machine was dry, and every tap and toilet checked out.

How we found it

Closing the valve on the utility branch stopped the meter, so the leak was on that pipe. Listening across the new floor peaked by the back door, where tracer gas also came up.

The outcome

The screed was opened at the mark and the pipe repaired, quoted separately. The owner then answered the water company's letter, enclosing the repair details.

Owners whose front garden became a drive

A letter says water is passing your meter, yet every block looks dry. We trace the pipe under the paving, so only the blocks over the leak are lifted.

Chalet owners with a bathroom upstairs

A brown patch below a loft shower room means water is escaping above. We test each part of the shower, and each pipe to it, separately, so tiles stay on.

Your supply pipe, now under the drive

Essex and Suffolk Water supplies the island. If its readings show water passing your meter all the time, that water is going somewhere on your side: a leak, or something left running. The company's part ends at your meter or boundary. Past that, the supply pipe is normally yours, even under a drive or an extension.

How we narrow down a Canvey leak

1

Numbers before any tracing

Numbers come first: the meter with everything off, the boiler gauge, and damp readings across any stain. They show whether water is escaping, and roughly where.

2

Shrinking the search area

Closing the stop tap separates the outside pipe from the inside. Then the hot, cold and heating pipes are isolated in turn, and only the one losing water is traced.

3

Proving the spot twice

The point is found with one method and checked with a different one. Our engineer Charlie then marks and photographs it, so whoever opens up knows where to begin.

Methods that suit Canvey homes

Tracer gas

A hydrogen and nitrogen mix goes into the emptied pipe. Where it escapes, it rises through soil, screed and paving joints, and our detector picks it up there.

Moisture meters

Taken across a stained ceiling, these readings show the wettest spot and how far the damp has spread. Under a loft bathroom, that tells us which fitting to test first.

Pressure testing

One pipe is shut off with a gauge fitted. If the needle falls, that pipe leaks, so the others are ruled out before tracing starts.

Across the creek from Canvey

Benfleet sits just across the creek, with Hadleigh on the hill opposite. Further east along the estuary are Leigh-on-Sea, then Westcliff-on-Sea. Pitsea is north west beyond the marshes, Rayleigh further north.

Before you claim for a damaged ceiling

If water has marked a ceiling or wall, ring your insurer before you book. Some policies include trace and access cover, and some insurers want to agree the work before it starts. You receive our report, with the location, methods, readings and photographs, once the visit is paid. Paying out is your insurer's decision.

Common questions in Canvey Island

Usually, yes. Working from above ground, we follow the pipe, and a second, different method must agree on the point before it is marked. Only the blocks over the mark need lifting for the repair, not a trench across the frontage.

It points to the shower itself: tray, waste, seals or screen, which only leak while it runs. A stain that also grows on days the shower stays off points to a pipe that is always full. Testing each part separately tells them apart.

Often, in a chalet bungalow. Pipes to a loft bathroom usually cross the loft floor or run behind the eaves, so we need to reach them. Clear the way to the hatch or eaves door, and say which parts are boarded.

We can, if the water is left on and someone can let us in. An empty home is easier to test, as nothing else draws water while we watch the meter. Leave the boiler on too, in case the heating needs testing.

Visits are usually booked within 24 to 48 hours, on a day and time agreed with you. Lines are open 8am to 8pm, every day, so ring once the letter lands on the mat or as soon as the stain appears.
