Leak detection in Bromham for older pipework

Many Bromham homes still have the pipes they were built with, and an old joint can fail out of sight. We pinpoint it from the surface and can usually repair it.

Bromham sits just west of Bedford on the Great Ouse. Much of the village was built in the second half of the last century, and many homes keep their original supply pipe, heating and fittings. Leak detection in Bromham often finds an old joint that has finally given way.

Once a leak is marked, the question is how much to repair: the one joint, or a longer stretch of old pipe. Testing or repairing weak pipe can show leaks at other weak spots, so we explain what we see along the run before you decide.

Jobs like these are typical in Bromham

Old supply pipe rising under the kitchen units

The property

A 1960s semi on a concrete ground floor, its original supply pipe coming up through the floor to a stop tap under the sink.

The problem

Anglian Water's letter reported constant use. Under the sink there was a musty smell and a swelling plinth, but no water to be seen.

How we found it

Closing the stop tap did nothing to the meter, so the fault had to be on the pipe before it. The ground microphone was loudest where the pipe enters the floor; tracer gas confirmed it.

The outcome

The plinth came off and a small hole was opened at the mark. We explained the choice between mending that spot and running in a new pipe, and quoted both.

Wet hall carpet beside a ground floor shower

The property

A bungalow with a level-access shower room where the bath once was, on a solid floor, the valve and pipes boxed into the wall.

The problem

The hall carpet outside the shower room kept getting damp. The owner's insurer wanted a trace and access report before agreeing to any work.

How we found it

Moisture was highest low on the wall next to the shower. Its pipes held a pressure test, yet running it raised the readings, and thermal imaging showed cool water spreading from the waste.

The outcome

We marked and photographed the leaking waste connection. The owner sent our report in with the claim, and we quoted the repair separately.

Bromham homes we help

Owners with a letter from Anglian Water

If the letter says your meter never stops, closing the stop tap tells indoors from out. We then trace the pipe and mark the leak before any digging.

Households making an insurance claim

An insurer may ask for written evidence before agreeing the repair. Ours lists the location, methods, readings and photographs, ready to forward once the visit is settled.

Homes where the boiler keeps losing pressure

Older heating pipes may run in solid floors or under boards. Tell us how fast the pressure falls and whether sealer has been added; we then isolate the system section by section.

Anglian Water and leak allowances

Anglian Water supplies Bromham and maintains everything up to your boundary or meter; the pipe on your side is usually yours to repair. Water companies have their own leak policies, and some offer a bill allowance once a customer's pipe is fixed. Ask yours what evidence it needs, such as a written report.

From the mark to the mended pipe

1

Find it and prove it

We pin down which pipe has the leak and trace it from the surface, marking it only when a second method agrees. You see the readings before anything opens.

2

One joint or a longer length

Repairs are priced apart from the detection, and an advance price only stands if we repair it while we are there. We also explain the state of the old pipe.

3

Making the repair

We can usually repair the pipework, and our repairs are guaranteed for 3 months on the pipework and fittings we install. Older pipe beyond the repair can still fail.

How we listen, look and measure

Acoustic listening

A crack in a pressurised pipe hisses, and the ground microphone picks that up through tiles, paving and concrete, so a leak under a solid floor can be found.

Thermal imaging

The camera reads temperature differences across floors and walls, so it is strong on heating and hot water leaks and shows cold water spreading from a shower.

Moisture meters

A probe on a floor, wall or carpet edge gives a wetness reading. A line of readings shows which way damp is spreading and which fitting it comes from.

The marked spot and your claim

When a claim rests on trace and access cover, the insurer may want proof of where the leak sits and how we located it. Our report gives the location, methods, readings and photographs. Opening up starts at our mark, but a leak is only proven once uncovered, and the insurer decides on payment.

Common questions in Bromham

Only at the end, and only at the mark. The ground microphone follows the pipe and a second method confirms the point first, so a single hole gives access for the repair while the lawn or floor around it stays untouched.

Because it splits the problem in two. A meter that stops once the stop tap is closed means the water is escaping indoors; one that carries on points to the pipe outside. Knowing roughly how the pipe runs between the two shapes the visit.

Sometimes. No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. Full conditions are on our terms page.

It can be. Testing or repairing old, weak pipe can expose leaks at other weak spots, and those are quoted separately. We describe what we find along the run, so you can choose between mending a single joint and replacing a longer length.

From the day of the repair. It covers what we install, the new pipework and fittings, not your whole system, so a different old pipe failing later is a separate leak rather than a fault in the repair we made.
