Leak detection in Wootton, Bedfordshire

Wootton's newer family homes hide plastic pipes in ceilings and floors, so a leak usually shows as a stain below. Our engineer Charlie finds its source from the surface.

Wootton has grown from a small village into a large one, and most homes are family houses of the last few decades. Many have an en suite over the lounge or kitchen, with plastic pipes and push-together joints between the joists. Leak detection in Wootton often begins at a ceiling.

A few timber-framed houses still stand in the old village, their pipes moved and extended under boards and behind panelling. In the newer houses, heating pipes are often laid in a solid floor, where a leak shows only as a boiler that keeps losing pressure.

Typical leaks we find in Wootton

Shower valve leak above a lounge

The property

A newer detached house with its en suite above the lounge and plastic pipes running through the joists to the shower valve.

The problem

A brown patch on the lounge ceiling grew after every shower. The tray had been resealed already, and still the patch kept coming back.

How we found it

Moisture readings peaked under the wall holding the valve. With the shower running hot, thermal imaging showed warmth spreading in that wall, and the hot pipe to the valve lost pressure when tested.

The outcome

The joint behind the valve was marked and photographed, so one small panel came off and the tray and tiles stayed put. The repair was quoted separately.

Hot water pipe under an old timber floor

The property

A timber-framed house in the old village, with boards downstairs and a hot water cylinder kept full by a cold tank in the loft.

The problem

A letter from Anglian Water said the meter never rested. At night the owner heard the loft tank refilling, though nothing was running.

How we found it

Closing the valve that feeds the loft tank stopped the meter, putting the loss after the tank. With the hot water on, thermal imaging traced warmth under the hall boards; tracer gas agreed.

The outcome

Lifting two hall boards at the mark exposed a split joint, replaced on the spot and quoted separately. The owner then told Anglian Water it was mended.

From the first reading to the marked spot

1

Taking readings first

With every tap off we note the meter, check the boiler gauge and take moisture readings on any stain; together they show where the house is losing water.

2

Narrowing it to one length

Each part is shut off in turn until a reading changes. In a newer Wootton house that usually leaves one en suite, one heating circuit or one hot pipe.

3

Proving it, then marking it

Nothing is marked on one method alone. Only when a second, different test lands on the same spot do we put a mark down and photograph it for the repair.

Who rings us from Wootton

Owners with a stain under the en suite

A brown ring on the lounge ceiling that spreads after showers points upstairs. We test the valve, tray and waste separately, and no tile comes off until the culprit is proven.

Homes with heating in a solid floor

If the boiler keeps losing pressure while every floor looks dry, a pipe inside the concrete floor may be leaking. We split the system and follow the warmth instead of lifting floors.

Owners of the older village houses

When Anglian Water writes about water passing your meter, an altered old house can hide it almost anywhere. We find the faulty length before a board comes up.

The tools that suit Wootton houses

Moisture meters

Pressed against plaster or board, the meter shows how far water has spread and where it is wettest, such as under the valve rather than the tray.

Thermal imaging

The camera picks up warm and cold patterns through floors, walls and ceilings. Running the hot water or heating first gives it a temperature difference to follow.

Pressure testing

A gauge on an isolated pipe shows whether it holds or drops. That proves which part leaks before anything is opened, and later shows the repair is sound.

Anglian Water letters in Wootton

Anglian Water supplies Wootton. If it writes that water is passing constantly, your meter never falls to zero, even overnight. Anglian Water is responsible for the main and its branch as far as your boundary or meter. Past there, the pipe to your house is normally yours, on newer roads usually blue plastic under a drive.

Before you claim for an en suite leak

Some home policies cover trace and access, so read yours before booking, and ask whether your insurer wants to sign off the work first. Our written report gives the location, methods, readings and photographs, showing which fitting let the water out: on an en suite, the valve, the tray, the waste or a pipe joint. It reaches you after payment.

Common questions in Wootton

Often it is. Newer pipes are mostly plastic, and plastic leaks quietly, so listening alone may miss them. In those houses we rely more on heat, moisture readings and pressure tests, and a second method confirms the spot before it is marked.

It suggests water escapes only while the shower runs, so the waste, the tray seal or the valve is more likely than a pipe that is always under pressure. Running each part on its own shows which one wets the ceiling.

We do. Most of the testing happens in the bathroom itself, so we need clear access to the shower, the bath and any panels. If pipes run through an airing cupboard or the loft, we will need to reach those as well.

Usually, yes. Repairs are quoted apart from the detection. A repair price we give in advance only stands if we mend the pipe during that same visit. Our repairs are guaranteed for 3 months on the pipework and fittings we install.
