Several hundred homes have gone up on new streets beside the old village, and the earliest are no longer new. Their leaks are rarely dramatic: a push-fit joint, where plastic pipes simply push together, works loose, or a pipe clipped by a fence post or a fitter's drill finally gives way.

In the old village, pipes have been rerouted for kitchens and cloakrooms added long after the houses were built. Most owners want two things from leak detection in Marston Moretaine: the leak found without guesswork, and the pipe mended, ideally in the same visit. Usually we can repair it too.

Typical leaks in Marston Moretaine homes

Outside tap branch leaking inside a back wall

The property

A semi on the newer streets, with an outside tap on the back wall fed by a short branch through the wall from the kitchen.

The problem

The water company wrote about constant use, though the outside tap was never left on. Paint low on the kitchen wall had begun to bubble.

How we found it

The meter stopped when the kitchen stop tap was closed, and again when only the outside tap's valve was shut. Listening placed a hiss low in the wall; tracer gas confirmed it.

The outcome

One small opening at the mark reached a push-fit joint that had worked loose, remade during the visit at a price agreed first.

Damp hall boards outside an added cloakroom

The property

An older village house with boarded floors. A cloakroom was squeezed in under the stairs years later, its pipes boxed in behind panels.

The problem

The hall boards outside the cloakroom had darkened, and the owner feared the floor was rotting. The meter crept round slowly with everything turned off.

How we found it

Moisture readings peaked beside the boxing under the basin. Each fitting was run in turn, and the basin's hot feed failed a short pressure test; thermal imaging showed warmth behind that panel.

The outcome

One panel came off rather than the floor, and the weeping joint was replaced on a separate quote. The boards were left to dry.

When you want it fixed as well as found

1

Marked and photographed first

We prove which pipe is losing water, trace it from the surface and have a second method agree. Nothing is opened until the spot is marked and photographed.

2

Your decision on the repair

Our engineer Charlie explains what the repair involves and quotes it apart from the detection. You decide whether to go ahead before any work starts.

3

Opened at the mark, then mended

If you go ahead, we open up only at the mark and mend the pipe. What we fit is guaranteed for 3 months; the older pipework around it is not.

Marston Moretaine homes we help

Owners on the newer streets

A meter that never rests, or damp with no obvious source, in a house that still feels new. We find the length losing water, then the joint on it.

Owners who want it fixed in one visit

Once the leak is marked, the repair gets its own quote, and a price agreed beforehand stands if we mend it on the day we find it.

Older houses in the old village

Pipes moved for a later kitchen or cloakroom often run behind panels and boxing. We test each fitting and pipe in turn, so only the right panel comes off.

How each test is confirmed

Tracer gas

Plastic pipe leaks quietly, so we empty the length, fill it with a hydrogen and nitrogen mix and find where it rises. Listening or moisture readings must then agree.

Moisture meters

Readings along a wall or floor follow water spreading from a buried pipe. They show where water is, not which pipe it came from, so a pressure test settles that.

Pressure testing

A closed section is filled and watched on a gauge: if it drops, that section leaks. It settles which pipe before another method pins down the spot.

What the water company will and will not do

Your bill names your water company. It may check its meter and its own pipe, and it looks after the main up to your boundary or meter. It will not usually trace a leak on the supply pipe beyond that, which is the owner's, even on a house only a few years old.

Supply pipe cover and your report

Some home policies cover the pipe that runs from your boundary to the house, and some include trace and access. Check yours before you book. The report gives the location, methods, readings and photographs and shows where any opening up should start. You receive it once the visit is paid.

Common questions in Marston Moretaine

It can, if the pipe feeding it has split inside the wall or the tap itself drips. If there is a valve for the tap indoors, shut it: a dial that then stops points to that short branch, and we trace it from there.

Usually, because a meter only counts water that has already gone through it. The question is where. Shut your inside stop tap: a dial that stops means the loss is indoors, and one that keeps moving puts it on the buried length from the meter to your wall.

Just the section we put in. New pipe and fittings are guaranteed for 3 months from the day of the repair; the older pipework either side is not. A weak pipe can give way elsewhere once tested or mended, and that is quoted as a separate job.

No. You agree the price by phone or email for the half day or whole day we set aside, and finding the joint early leaves it unchanged. Repairs are quoted on their own, and any materials, parking or tolls are charged at what they cost us.

Yes. Both are close neighbours in the Marston Vale and are booked the same way. It helps to know whether your house is one of the newer ones or an older village property, since that changes which pipes we test first.
