Ceiling patch below a flat whose boiler kept dropping
The property
A ground floor flat in a newer purpose-built block, where concrete floors separate the storeys and the flat above is heated by its own boiler through pipes set in the concrete.
The problem
A damp patch kept spreading across the hallway ceiling. The owner of the flat above had been refilling their boiler every few days without linking the two.
How we found it
Readings below centred under the upstairs hallway, away from any bathroom or kitchen. The upstairs heating would not hold pressure on test, and when it ran, the thermal camera showed heat fanning through the concrete.
The outcome
The leak was marked and photographed in the upstairs hall. One report went to both owners and the managing agent, so everyone worked from the same evidence before the floor was opened.
