Leak detection in Buckhurst Hill for older homes and flats

In Buckhurst Hill's older houses and flats, a hidden leak tends to show up as a ceiling stain below a bathroom or a water company letter. We trace and mark the leak from the surface before anything is opened.

Buckhurst Hill grew up on the slopes beside Epping Forest once the railway arrived, and many streets are still lined with villas and large houses from that time. Owners have since added bathrooms, moved kitchens and split some houses into flats. Every change added joints, and joints are where water gets out.

Two problems follow from that history. One is a brown mark on a ceiling below a bathroom. The other is a water company letter about the meter, which often leads to an old supply pipe running up a sloping front garden from the pavement outside.

Two typical jobs in Buckhurst Hill

Ceiling stain in a villa split into two flats

The property

A large railway-era house divided into two flats. The upper flat's bathroom sits directly above the lower flat's front room.

The problem

A brown patch on the ceiling below grew after every shower upstairs. The bath and tray had been resealed, yet it kept returning.

How we found it

After mapping the stain, we ran each upstairs fitting alone. Only the shower made the readings climb. A thermal image then showed warm water creeping behind the tiles from the joint above the valve.

The outcome

The joint was marked and photographed on the tiles. Only the tiles over it came off for the repair, quoted separately, and the freeholder shared our report with both flats.

Old metal supply pipe under a sloping front garden

The property

An Edwardian semi above the road, with steps and a retaining wall out front, a pavement meter and an old metal supply pipe.

The problem

A letter warned of water passing through the meter all night. Indoors was dry, and nobody fancied taking up the steps on a guess.

How we found it

With every tap shut and the indoor stop tap closed, the dial still moved, so the fault was outside. Sound peaked at the bottom step, and tracer gas agreed.

The outcome

We mended the split length on the day, for the figure agreed up front, and warned that old pipe can fail at other weak points, which would be priced separately.

How we test a bathroom leak in an older house

1

Map the stain first

Moisture readings across the ceiling and walls below show the spread and the wettest point. That tells us which corner of the room above to test.

2

Run each fitting on its own

Bath, basin, shower and toilet are used one by one while we watch the readings. A waste leaks with use; a supply joint leaks regardless.

3

Confirm, mark, write it up

A thermal scan or a pressure test must agree with the first result. Then we mark the place, photograph it and put it in writing for everyone involved.

Who rings us from Buckhurst Hill

Households with a stain below a bathroom

If the mark darkens after baths or showers, a waste, a seal or a hidden joint is the likely cause. We test one fitting at a time, so tiles stay on.

Owners told their supply pipe is leaking

A letter about constant use, with a dry house, points to the pipe under the front garden. Around steps and retaining walls, an exact spot saves a lot of digging.

Freeholders of houses split into flats

When water reaches the flat below, the freeholder and both flats need one answer to share. Our written report names the fitting at fault and shows where it is.

What works in Buckhurst Hill houses

Moisture meters

These show which plaster and timber is wet. In an old ceiling the wettest point can sit well away from the leak, so we map the whole area.

Thermal imaging

Hot pipes show through plaster and tiles as warm lines, and warmth bleeding off a line marks escaping water. The hot water needs to be running.

Acoustic listening

A ground microphone listens over the front garden for the hiss of a pressurised leak. Old metal pipe carries the sound well, even under steps and paving.

Your meter, your pipe and your supplier

Your supplier's name is printed on the water bill; you can double-check it with your postcode on the company's own site. Its pipework normally stops at the boundary or the meter. On many older streets here the meter sits in the pavement, so the run under the garden and steps into the house is usually yours to put right.

What an insurer wants to see

If a leak has marked a ceiling or reached a flat below, ring your insurer before booking. Ask whether trace and access is on the policy, and whether they want to approve the visit. Our written report lists the location, methods, readings and photographs, and it is released to you when the bill is paid.

Common questions in Buckhurst Hill

Either flat can book, or the freeholder can. Tell us who owns each flat and who is paying, because we will need to test the bathroom upstairs. Whoever pays receives the report, and can pass it on to the others.

In most cases. Closing the indoor stop tap tells us whether the leak is outside. The ground microphone then moves down the garden, over steps and paving, until the sound peaks, and a second method checks it before anything is marked.

We mend the leaking length, priced separately from the detection, and that repair is guaranteed for 3 months. Old pipe can have other weak points, and testing or repairing it can expose them. Anything further is quoted as its own job.

It can be. No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. Full conditions are on our terms page.

Visits are usually booked within 24 to 48 hours, and lines are open 8am to 8pm, every day. When you ring, say what you have noticed, which floor it is on, and whether it is a house or a flat.
