Leak detection in Enfield

In some Enfield terraces one supply pipe feeds two houses. Water leak detection in Enfield starts by proving whose pipe is leaking, then our engineer Charlie pinpoints the leak.

Hertfordshire starts at Enfield's northern edge, and the River Lea runs down its eastern side. Within those borders much of the borough grew as a Victorian suburb, and its Victorian and Edwardian terraces still line many roads today, in Edmonton as well as around Enfield Town.

In some of those rows, one old metal pipe from the pavement feeds two houses before it splits. Many houses have since become flats or gained a kitchen in the side return, the narrow strip beside the back of the house, sometimes with underfloor heating.

What a typical Enfield job looks like

One supply pipe feeding two terraced houses

The property

An Edwardian terrace where one old metal pipe, metered at the pavement, runs under two front paths before splitting to each house.

The problem

The water company wrote about continuous flow. Neither household could find a drip indoors, and each suspected the pipe under the other's path.

How we found it

With both stop taps shut the dial still turned, so the leak was outdoors. The ground microphone was loudest just past the split, on one house's branch; tracer gas between the slabs agreed.

The outcome

We marked and photographed the spot, giving both households the same evidence of which branch leaked. That owner then had the repair quoted separately.

Underfloor heating leak in a side-return kitchen

The property

A Victorian terrace with a side-return kitchen over underfloor heating. The manifold, where each heating loop has its own valve, sits in an understairs cupboard.

The problem

Every few days the boiler gauge dropped, yet nothing looked wet. The fitter had tightened the manifold, and the owners feared losing the whole floor.

How we found it

Each loop was isolated at the manifold in turn; only one kept losing pressure. Running warm, it showed a hot patch under the dining end on the thermal camera, which tracer gas then confirmed.

The outcome

Only the few tiles over our mark needed lifting. The report went to the owners' insurer under their trace and access cover; the repair was quoted separately.

Enfield homes and businesses we help

Neighbours on one shared supply pipe

Next door may have had the same letter. With both stop taps shut, a turning meter puts the leak outdoors; listening along the pipe then shows which part leaks.

Flats under a leaking bathroom

In a house split into flats, a bathroom leak upstairs shows on the ceiling below. We measure the damp in your flat, then test each upstairs fitting in turn.

Businesses in units along the Lea

A unit's water bill jumps, or part of the yard never dries. Our report gives your landlord or insurer the location, methods, readings and photographs to work from.

Shared pipes and the name on your bill

Your bill names your water company, which reads the meter and would send any leak letter. Its responsibility generally ends at the boundary or meter; from there the pipe is usually the owner's. In older Enfield terraces that private pipe may serve two or more houses, so the leaking length needs proving before anyone digs.

Splitting the property before searching

1

Which house, flat or system

First we split up what could be leaking: outdoor supply, hot and cold pipework, heating. In a shared building we also work out which home each pipe serves.

2

Find the length that leaks

Closing valves in turn while we watch the meter or the boiler gauge narrows the loss to one pipe or loop, before anything at all is opened.

3

Pinpoint it, then prove it

One method finds the leak on that length, and a second method must confirm it. We then mark and photograph the agreed spot for whoever does the repair.

Tools for terraces, kitchens and units

Acoustic listening

A ground microphone hears water forced out of a pressurised pipe. It suits the old metal pipes under Enfield's front paths; on plastic, tracer gas usually takes over.

Pressure testing

Holding one pipe or underfloor loop at pressure while watching the gauge shows if that section loses water. It names the section, not the spot; another method then pinpoints it.

Thermal imaging

Warm water shows on the camera through tiles and plaster, so underfloor heating is tested while it runs. Each loop makes a pattern, and a leak spreads beyond it.

Around Enfield and over the county line

We also cover the Hertfordshire towns just to the north: Waltham Cross, Cheshunt and Potters Bar. Waltham Abbey sits across the Lea in Essex, with Loughton and Buckhurst Hill further east by Epping Forest.

What your home policy may include

For a trace and access claim on an Enfield home, check whether your policy covers the outside supply pipe and whether your insurer wants a say before we visit. The report, with the location, methods, readings and photographs, follows full payment. Deciding the claim is a matter for your insurer.

Common questions in Enfield

Yes. We shut both stop taps to see whether the leak is outdoors, then listen along each length to find the leaking one. A shared supply may fall outside no find, no fee on home water leaks; full conditions are on our terms page.

We do. A ground microphone follows outdoor pipes from above; if the pipe is plastic or the leak near silent, tracer gas takes over. When you call, tell us roughly how many paces it is from the pavement meter to your indoor stop tap.

Usually. We work from the surface, so the tiles stay down, but the heating must run warm. Mention any leak sealer, which can stop the tests working, and how the floor was built: insulation or a membrane under the pipes limits testing.

You can, though we usually need access to the flat above, where the pipes and fittings are tested. When booking, tell us the pipework runs through another home and who is paying. Both households, and any managing agent, can see from the report where it was.

Mention the business when you call. We may want payment before confirming, and cancelling needs a working day’s notice or more. No find, no fee on home water leaks does not cover business premises, so the agreed half day or full day price applies.
