Village homes, yards and outbuildings

Leak detection in Great Wakering

On village plots around Great Wakering, water may run past the house to a garage, workshop, greenhouse or yard tap. We find which branch leaks and trace it from above.

Great Wakering is a village east of Southend and just north of Shoeburyness, with farmland and marsh running out towards the coast. Leak detection in Great Wakering can take in more than the house, as some owners have run water out to garages, workshops and stables.

Those branches were usually added one at a time, by different hands, and rarely drawn on any plan. When the meter keeps turning, the first job is to settle whether the house, the main supply or one of these later pipes is actually losing water.

Two typical jobs around Great Wakering

Meter racing where a workshop branch crosses a ditch

The property

A detached house at the village edge, with a workshop across the garden. Its water arrives through a buried branch that dips under a field ditch.

The problem

A letter warned of high, constant use. The house showed no damp, the workshop tap was dry, and nobody had seen a wet patch anywhere along the route.

How we found it

Closing the workshop branch valve stopped the meter, clearing the house. We walked the branch with the ground microphone; the sound was loudest at the ditch bank, and tracer gas rose there too.

The outcome

The leak had been draining into the ditch, which is why no wet patch ever showed. The repair at the mark was quoted on its own.

Gas smelled by the porch of a village house

The property

A detached house in the village whose gas meter sits in a boundary box by the gate. The pipe from it runs under a gravel drive to the house.

The problem

A smell of gas by the porch sent the owner to the phone, and the gas emergency service made it safe. The engineer who followed needed to know where the buried pipe leaked.

How we found it

With the pipe already isolated, we filled it with a hydrogen and nitrogen mix and swept the drive with our detector. Readings climbed towards one spot beside the porch step and peaked there.

The outcome

We marked and photographed the spot. The owner's gas engineer opened the drive there to repair and reconnect, which is their work, not ours.

Who we help around Great Wakering

Homes with water run to outbuildings

A garage tap, workshop sink or greenhouse feed adds buried pipe nobody remembers laying. Closing each branch in turn against the meter picks out the leaking one.

Smallholders and yard owners

A trough or yard tap at the end of a long run can leak unseen into soft ground. Tell us the run's rough length, and whether it serves a business.

Owners whose gas supply was made safe

If you can smell gas, ring the gas emergency service first. Once it is safe, we find where the buried pipework leaks, so your gas engineer knows where to dig.

Long branches on an Essex and Suffolk Water supply

In Great Wakering the supplier is Essex and Suffolk Water. Past its meter or your boundary, pipes are usually the owner's, branches to outbuildings and troughs included. Supply runs over 30 m, shared runs and routes nobody knows fall outside no find, no fee on home water leaks, so they are priced in advance, on a half-day or full-day basis.

Splitting the supply to find the leaking branch

1

Close each branch in turn

Valves are closed one at a time, the house first, then each branch to an outbuilding or yard. When the meter stops, we know which pipe is leaking.

2

Follow the leaking branch

Where a branch has a known route, we follow it. Where nobody knows, we work out the likely line from where it leaves the house and where it comes up.

3

Pinpoint and mark

Listening along that length finds the strongest point, and a second method, usually tracer gas, must agree. Our engineer Charlie then marks and photographs the spot.

Methods for village plots

Tracer gas

Quiet plastic yard pipe suits tracer gas. The pipe is emptied, a hydrogen and nitrogen mix goes in, and our detector reacts where it seeps through soil or concrete.

Acoustic listening

Moved a pace at a time along a buried run, the ground microphone catches the hiss of a pressurised leak, over grass, gravel or concrete.

Pressure testing

Each section is isolated and held under pressure while we watch the needle. If it drops, that section leaks, which saves tracing every metre of a long run.

Your report, once the visit is paid

If a leak has spoiled a floor or an outbuilding and you hold trace and access cover, ask your insurer what they need before you book. Our written report gives the location, methods, readings and photographs. It follows payment, which is taken by card or bank transfer when we finish.

Common questions in Great Wakering

It does, if they are fed from your supply. When you book, list which buildings have water and roughly where the pipes run. Each branch is isolated in turn, so you will know which one is leaking before any tracing starts.

It can, though an unknown route takes longer to trace, which is why a half-day or whole-day price is agreed before booking. The likely line is worked out from where the pipe leaves the house and where it arrives, then we listen along it.

No. We trace leaks on gas pipework only once the gas emergency service has made it safe, then mark the spot for a registered gas engineer to repair and reconnect. If you can smell gas, ring the gas emergency service first.

No. The promise covers homes only, and it does not cover central heating, shared mains, businesses or leaks that come and go. Business visits are priced before booking and may need paying before we confirm. Full conditions are on our terms page.

It could. The meter is read with everything off, then with the stop tap closed, to learn whether the supply itself is leaking. Listening and tracer gas then fix the point, so only that spot is opened, with any repair quoted separately.
