Kempston homes, lets and units

Leak detection in Kempston for homes, lets and business units

When a Kempston terrace is let, the person who hears about a leak is often not the one living there. We trace hidden leaks for landlords, owners and businesses.

Rows of late Victorian terraces still line Kempston's older streets, built as the town grew beside Bedford. Water leak detection in Kempston often starts in one. The supply pipe enters at the front, under the floorboards, and the bathroom is often at the back of the house, over the kitchen.

When one of those houses is let, the person booking may live miles away while a tenant holds the keys. Newer estates, some with underfloor heating, and trade units ring the older town, and a business owner usually wants the leak found without closing for the day.

The kind of job we do in Kempston

Kitchen ceiling stain under a let terrace's bathroom

The property

A late Victorian terrace let to tenants, its bathroom at the back of the house over the kitchen, with the pipes under the floorboards.

The problem

The tenant sent photos of a brown mark spreading across the kitchen ceiling after baths. The landlord lived out of the county.

How we found it

The ceiling read wettest beneath the bath's tap end. We ran the taps, the waste, then filled to the overflow; only the overflow wetted the ceiling, and thermal imaging agreed.

The outcome

We marked and photographed the overflow joint behind the panel, so only the panel came off. After payment, the landlord had the report to arrange the repair.

Heating leak under a trade unit's office floor

The property

A small trade unit on one of the estates, its gas boiler heating the office and toilets through pipes in the concrete floor.

The problem

The boiler kept needing water, though the owner's heating engineer had passed it. Nothing on the office floor looked wet.

How we found it

No sealer had gone in. With the heating warm, thermal imaging showed a warm patch spreading near the toilets, and pressure testing that run alone confirmed it.

The outcome

With the point marked and photographed, one small square of floor came up while the rest of the unit kept working. The repair was priced separately.

People we help in Kempston

Landlords with a tenant's report

Your tenant has sent on a letter about the meter, or a photo of a stain, and you live an hour away. Tell us it is let when booking; the report comes to you.

Owners of older terraced houses

A supply pipe under a suspended floor, or a bath above the kitchen, can leak for weeks unseen. We find the source before any board or tile is lifted.

Businesses on the trade estates

A jump in the water bill, or a boiler that keeps losing pressure, still leaves a leak to find on site. We may need payment before confirming a business booking.

Who owns the pipe under a Kempston terrace

Anglian Water supplies Kempston and is responsible for its main and its pipe as far as the boundary or meter. Beyond that, the supply pipe is usually the owner's, even where it runs under the front room. Some older terraces share one supply between several houses, so tell us if yours might be one of them.

Booking a Kempston visit, step by step

1

Getting the property ready

Tell us if it is a let or a business, and who will open up. We need the stop tap, meter and rooms over the pipe clear, and free parking within 100 m.

2

While we test

First we prove which pipe has the leak, then follow it from the surface. A mark goes down, with photographs, only after a second method points to the same spot.

3

Payment, report and repair

Payment is taken by card or bank transfer at the finish; we do not accept cash or cheques. The report follows payment, and repairs are quoted separately.

Methods for terraces and trade units

Acoustic listening

Water escaping under mains pressure hisses. For external leak detection in Kempston the ground microphone moves over paving or a yard; indoors it listens through the boards.

Tracer gas

The pipe is emptied, then charged with a hydrogen and nitrogen mix, which escapes only at the leak and rises through concrete, soil or floorboard gaps to our detector.

Pressure testing

A sealed length of pipe is pressurised and watched on a gauge. A falling reading proves that length leaks, shows where to search and later confirms the repair.

Trace and access for Kempston landlords

A landlord's buildings policy sometimes includes trace and access, which deals with locating a hidden leak and getting to it. Read the wording, including any rule that the insurer approves the work before it starts. The report we send gives the location, methods, readings and photographs, and opening up begins at our mark.

Common questions in Kempston

Yes, once you have agreed it with them and told us at booking that the house is let and who holds the keys. If whoever pays will be away that day, we may ask for payment up front, before the booking is confirmed.

It might be. Some older terraces have one supply feeding several houses. Closing each stop tap in turn while watching the meter usually shows whose branch leaks, so tell us if your pipework runs to or under a neighbour’s property.

It works as for a home, except a business can be asked to pay in advance, and a cancellation needs one working day’s notice or more. No find, no fee on home water leaks does not cover businesses; full conditions are on our terms page.

We do. Many have plastic pipes and some are heated through the floor. Underfloor heating leak detection in Kempston begins at the manifold, closing the loops one by one, then the leaking loop is traced across the warm floor by thermal camera.

No. With the floor left down, a ground microphone placed on the boards follows the hiss of the pipe beneath, and tracer gas seeping up between them confirms the point. Lifting starts only at the mark, usually a board or two.
