Leak detection in Stowmarket for newer homes and businesses

Stowmarket's newer homes and business units keep their pipes under screed and tarmac. Our leak detection in Stowmarket finds a leak from the surface, confirms it and can usually repair the pipe too.

Stowmarket is the largest town in Mid Suffolk, set on the River Gipping and the main railway line, and it has grown a great deal over recent decades. Many homes on its edges are newer, with plastic supply pipes and heating laid in solid, insulated floors.

In a newer house a leak can go unnoticed. Pipes laid within floor insulation may show no warm patch and plastic pipe makes little noise, so the meter or bill gives the first sign. Business units share the problem, with supply pipes under yards nobody looks at.

Stowmarket leaks of the kind we find

Plastic pipe leaking under a newer home's floor

The property

A newer semi on the edge of town, with plastic push-fit pipework, a solid insulated ground floor and the stop tap in a kitchen cupboard.

The problem

Anglian Water wrote about water passing at all hours. The owners had checked every tap, toilet and appliance, and found no damp or warm spot anywhere.

How we found it

With the kitchen stop tap closed the dial stood still, placing the leak indoors. A pressure test showed the cold pipe under the ground floor losing water, and tracer gas came through the hall screed at the split.

The outcome

The point was marked and photographed. The owners took the repair quote on the day, so we opened a small patch of floor and replaced the failed fitting.

A unit's water bill that kept climbing

The property

A rented unit on one of the town's business parks, with its meter by the entrance and an older supply pipe under the tarmac yard.

The problem

The manager saw the water bill jump with no change in use, and the meter turned even when the unit was shut and every tap was off.

How we found it

Even with the unit's own stop tap off, the dial moved, so we followed the pipe across the yard by ear. The microphone found the leak by a parking bay; tracer gas confirmed it.

The outcome

We marked the tarmac and photographed it. The manager sent our report on to the unit's landlord, and only a small square of yard was cut for the repair.

What happens, from first call to mark

1

What we ask first

We ask where your meter and stop tap are, how old the building is, and what raised the alarm: a letter, a bill or damp.

2

Which pipe is losing water

With everything off we take a reading, then shut the stop tap. A still dial means an indoor leak, so we split the cold and hot pipework to find the length.

3

Trace, double-check, mark

Tracer gas or listening finds the point, and a different method double-checks it before we mark and photograph it. Our engineer Charlie can usually repair it there and then.

Stowmarket customers we help most

Owners of newer homes

No damp and no warm patch, yet the meter keeps moving. We split the system first, then tracer gas finds the point in the quiet plastic pipe.

Business owners and managers

The unit's water bill leaps, or its meter never settles. Mention at booking that it is a business, as business terms differ, and who will open up.

Owners of older houses near the centre

Terraces and older homes near the middle of town often have metal supply pipes under a front garden or path. A constant-use letter can mean one is failing.

Which test, and why, in Stowmarket

Tracer gas

Our first choice for quiet plastic pipe. A hydrogen and nitrogen mix fed into the isolated length slips out at the split, showing on a detector above screed or tarmac.

Pressure testing

Each length of pipe is shut off with working valves and pressurised in turn. The one that loses pressure holds the leak, which keeps the search small.

Thermal imaging

Useful when hot water or heating pipes leak, as escaping water warms the surface. Where pipes run inside insulation, that warmth can be hidden, and other tests take over.

Meters and stop taps on newer estates

Anglian Water supplies Stowmarket. On newer estates the meter is often in a small chamber near the pavement, and the stop tap under the sink or in a utility cupboard. If a letter mentions constant use, water is passing that meter nonstop; the pipe from it inwards is normally the owner's.

The detection and the repair, kept apart

Keeping the detection and any repair apart makes a claim clearer. The report deals with the detection: location, methods, readings and photographs, and it is released after full payment. If your insurer wants to approve the repair first, ask before we begin it, and keep its invoice with our report.

Common questions in Stowmarket

Push-fit joints can fail, and a pipe can be nicked during building. Under an insulated floor there may be no sign at all, so the meter often gives it away first. Pipe in ducting or under a membrane can make tracing harder.

Say it is a business at the start of the call. A business may be asked to pay up front, before we confirm the date, and no find, no fee on home water leaks does not apply. Cancelling takes a working day’s notice at least. Card or bank transfer only.

Usually. A leaking pipe under pressure makes a noise the ground microphone hears through tarmac; if the pipe is plastic or deep, tracer gas confirms the point. We mark it, so only a small patch of the yard is cut.

We fix the figure with you by phone or email before booking. That figure covers half a day’s searching or a whole working day, and does not shrink when the leak is quick to find. Materials, parking and tolls come on top, at the price we paid.

Only if we suspect a heating or hot water pipe. Then the system has to be warm for thermal imaging to show the leak, and we will ask whether leak sealant has gone in, because it can stop testing working.
