North Walsham is a busy market town between the Broads and the coast, with a station on the Bittern Line. Alongside owner-occupied homes it has rented Victorian terraces near the centre, flats over shops and, out on its edge, industrial estates full of workshop units.

So leak detection in North Walsham often starts with who is who. The tenant usually gets the water company's letter, the landlord owns the pipe and an agent may hold the keys. Settling that on the first call keeps the visit simple for all three.

Tenant's letter at a rented Victorian terrace

The property

A rented Victorian terrace near the centre. Its meter is set in the pavement, and the supply then passes beneath the front room's suspended timber floor.

The problem

Anglian Water wrote to the tenant about constant use, and the letter went on to the landlord, who lives away. The kitchen tap had also gone weak.

How we found it

The meter carried on with the inside stop tap closed: the fault lay between the two. On the boards, the ground microphone peaked by the front wall, and tracer gas matched it.

The outcome

Only the board over the mark came up, and the repair was priced on its own. The landlord, who had paid ahead, was sent the report and photographs.

Water bill jump at a small workshop unit

The property

A workshop unit on the industrial estate, its kitchenette and washroom fed by a pipe laid under the concrete floor from a meter by the door.

The problem

The unit's water bill had jumped, and the meter turned with the taps off and the doors locked. The floor and washroom looked bone dry.

How we found it

Pressure testing the pipework a section at a time, valve by valve, showed the washroom run would not hold. Listening on the concrete found its loudest point, and tracer gas agreed.

The outcome

As a business booking, the firm paid before the date was confirmed. Our mark and photographs fixed the spot, and the firm passed the report to the unit's landlord.

Who calls us from North Walsham

Landlords whose tenant has a letter

The bill is in the tenant's name, so Anglian Water writes to them, though the pipe is yours. Mention the let when booking and your tenant can open up.

Small businesses with a bill that jumped

A workshop can lose water through a pipe under its concrete floor or yard with nothing showing. Business bookings can be asked to pay before we pin down a date.

Farms and cottages on a long run

Towards the coast some homes sit a field or more from their meter. Before ringing, pace out roughly how far the pipe runs and where it might go.

The letter goes to the bill payer, the pipe to the owner

Anglian Water supplies North Walsham and writes to whoever pays the bill, in a let home usually the tenant. The supply pipe beyond the boundary or meter is normally the owner's, so the repair usually falls to the landlord. On older terraced roads the meter is often in the pavement, with the pipe under the front room.

Who opens up, who pays, who gets the report

1

Tell us who is who

Say whether you own, rent or manage it, who has the keys and who pays. Firms, and payers who stay away, may be charged before we confirm the booking.

2

Testing with someone else there

Whoever opens up shows us the stop tap, meter, valves and every room. We read the meter, close things off in turn and narrow the fault to one pipe.

3

The report for the person paying

Once we finish, you pay by bank transfer or card; we take no cash or cheques. Then the written report, giving the location, methods, readings and photographs, goes to whoever paid.

Methods for terraces, units and long runs

Pressure testing

Shut a valve, watch the gauge, and you learn whether that section holds. In a unit with several branches, it narrows the hunt to one length before any listening.

Acoustic listening

Laid on boards, concrete or soil, the ground microphone catches the noise a pressurised pipe makes as it leaks, and that noise is loudest right above the split.

Moisture meters

Where water shows as damp, a moisture meter maps its spread and wettest point, telling the other methods which part of a wall or floor to check.

Is the supply pipe on the landlord's policy?

Some buildings policies include the underground supply pipe and tracing a leak on it; some leave it out. If you let the house, read your landlord policy, then ring the insurer in case it expects to agree the work beforehand. Our report gives the location, methods, readings and photographs; the claim is the insurer's decision.

Common questions in North Walsham

Yes. Tell us at booking that it is a let and that you are paying. Your tenant shows us the meter, the stop tap and each room, and as you will be away, the visit may need paying for in advance.

We agree a figure by phone or email beforehand. Firms can be asked for payment before a date is fixed, and need to give a full working day’s warning to cancel. No find, no fee on home water leaks does not cover businesses.

We do, farms and cottages on long supply pipes included. Every visit is priced first for a half or full day, and a route nobody knows may take the whole day. Tell us roughly how long the run is and where the meter sits.

Not to search. The ground microphone and tracer gas both read through boards, so the spot is found from above. Usually only the board over the mark has to come up, and only when you are ready for the repair.

Visits are usually booked within 24 to 48 hours, though with a tenant the date also depends on when someone can open up. Agree a few possible times with your tenant first, and we will match one where we can.
