Heating and water leaks

Leak detection in Potters Bar

An engineer has signed the boiler off, but its gauge still drops. That water is escaping from a pipe somewhere, and we find which one, and where, before any floor is lifted.

Potters Bar grew as a London commuter town, and many of its 1930s semis have had their heating changed more than once. Leak detection in Potters Bar often means tracing what those changes left behind, such as pipes capped under the floor when the old cylinder went.

Capped ends, and joints where newer pipe meets old, can weep unseen for a long time, with a falling boiler gauge the only clue. So we ask what has changed in your house: the boiler, the floors, any extension and any sealer in the heating.

Leaks we are often called to in Potters Bar

Pressure loss from an old capped pipe under the landing

The property

A 1930s semi where a combination boiler replaced the old cylinder and loft tank, and the cylinder's heating pipes were capped off under the landing boards.

The problem

Every couple of days the boiler wanted more water, though its engineer had passed it. A leak sealer had made no difference, and no radiator looked wet.

How we found it

Isolating the upstairs circuit showed it losing pressure. No warm water reaches a capped end, so the thermal camera was no use; tracer gas fed into the circuit rose through the landing boards instead.

The outcome

At the mark, one lifted board revealed a corroded cap. We cut back the spare pipe and sealed it on that visit, priced on its own, and the boiler stopped losing water.

Damp ceiling below a let flat's airing cupboard

The property

A post-war block with concrete floors. The first-floor flat is let, and its hot water cylinder stands in an airing cupboard off the hall.

The problem

The neighbour below had a damp patch on the hall ceiling that kept growing. The tenant upstairs saw nothing wet, and the landlord lived some distance away.

How we found it

Readings below peaked under the upstairs airing cupboard. With a hot tap left on, the thermal camera showed heat creeping across the floor from beneath the cylinder, and the hot pipework then failed a pressure test.

The outcome

Paying from afar, the landlord settled in advance. Our report put the leak on the upstairs pipework for both households, and the repair was quoted for the landlord's approval.

Who we hear from in Potters Bar

1930s houses with a newer boiler

If a combination boiler replaced your old cylinder, tell us. Pipes capped under the floor can stay connected and under pressure, and a weak cap leaks where nobody looks.

Landlords of flats and maisonettes

When your tenant upstairs is blamed for a stain below, the tests happen in your flat. Say at booking that it is let and who is paying.

Owners whose meter keeps moving

A meter turning overnight with everything off points to the supply, not the heating. For water leak detection in Potters Bar homes, we first establish whether the water is escaping indoors or out.

Supply pipes in houses and flats

Affinity Water supplies Potters Bar, and its pipework stops at the boundary or meter. In a house, everything from there inwards is usually the owner's. In a block of flats, the supply may be shared and owned by the freeholder or a management company, so read the lease before you book us.

How we approach a heating leak

1

Top-ups and sealant

On the phone we ask how often the boiler needs water, which floors the pipes cross and whether a sealer has gone in, since that can stop testing working.

2

Isolate and watch the gauge

Closing the valves on each part of the system shows, on the boiler gauge, which circuit is losing pressure, so the search narrows to one floor.

3

Warm it, then confirm

With the heating fully warmed, thermal imaging shows heat spreading away from a pipe. A second method checks that spot before our engineer Charlie marks and photographs it.

The tests we rely on in Potters Bar

Thermal imaging

Warm heating pipes show through carpet, boards and screed. A leak appears as warmth spreading off the pipe's line, which is why the heating runs before we scan.

Pressure testing

A section is sealed, pressurised and watched: a steady gauge clears it, a falling one means a leak. Repeated after a repair, it proves the joint holds.

Moisture meters

In flats, readings across the ceiling below show where water lands, which tells us where to start testing upstairs and keeps disruption to both homes low.

Leaks between flats and your insurance

If a neighbour's water is coming through your ceiling, buildings and contents cover can sit with different people: the freeholder, the landlord and the tenant. Work out which policy applies first. Our report pins the leak to one pipe, which helps each insurer see whose it was; the claim decision is theirs.

Common questions in Potters Bar

It can. Sealer left in the radiators can stop our tests from working, so tell us at booking if any has been added and roughly when. We then explain what that means for the visit before you commit to a date.

No. No find, no fee on home water leaks does not cover central heating. A heating job has its own price, fixed by phone or email beforehand for a half-day or whole-day booking, and finding the leak early does not shrink that figure.

Someone needs to let us reach the affected rooms, loft, meter, stop tap and valves. If you commute, a family member or neighbour can let us in instead, provided you tell us at booking who that is and who is paying.

Yes, if it is still connected. A capped pipe on the heating or the mains stays under pressure, so a weak cap can weep with no tap or radiator to show it. Tracer gas reaches every part of an isolated circuit, so it finds leaks where no water flows.

Usually. Moisture readings below show where water lands, and testing the pipes and fittings above shows which one leaks. The report records what we found, which helps neighbours and any managing agent settle who arranges the repair. It does not decide liability.
