Bushey's first council houses went up in the early 1920s, and many have been extended since. Age matters for leak detection in Bushey: the pipe laid when a house was new may still feed its kitchen today, and old metal pipe corrodes and, in time, splits.

Extensions add a second kind of leak. A bathroom built over a sitting room, or an en suite fitted into a loft, puts pipes and waste joints above ceilings that never had water overhead. When one weeps, the first clue is usually a mark below.

What a typical Bushey leak looks like

Meter letter at a 1920s semi with a later porch

The property

A 1920s council-built semi, now privately owned. Its original metal supply crosses the front garden, then runs beneath a brick porch added decades later to the hall stop tap.

The problem

Affinity Water's letter mentioned water flowing day and night, yet every tap and cistern checked out and the garden looked dry.

How we found it

With the stop tap shut, the meter kept turning. The ground microphone was quiet across the lawn but loud on the porch, and tracer gas rose through the grout between two porch tiles.

The outcome

Both tiles were marked and photographed. The owner chose to renew the old run from the boundary, quoted separately, and kept our report in case of a leak allowance.

Ceiling damp from the feed to a loft en suite

The property

A 1930s semi with a loft shower room over the main bedroom. Its cold feed runs up from the airing cupboard through the bedroom ceiling, between the joists.

The problem

A damp mark appeared on the bedroom ceiling well away from the shower, and stayed whether or not anyone showered. A tiler had suggested stripping the shower room.

How we found it

Moisture readings were highest away from the tray. Under test the shower room's hot feed held but the cold one dropped, and the thermal camera picked out a cool streak between two joists.

The outcome

We marked the ceiling over the joint and photographed it. A small hatch there gave access for the repair, quoted separately, and the shower room was left alone.

Readings first, then a smaller search

1

Readings before anything else

We read the meter with everything off, glance at the boiler's pressure gauge and check any stain for damp. Those readings decide what we chase next.

2

Halving the search

Shutting the stop tap divides house from garden. Running one bathroom fitting at a time divides shower from bath. Every test shrinks the area left to search.

3

Proved twice, then marked

A leak only gets marked once two different methods point to the same spot. Our engineer Charlie photographs it for the written report you receive afterwards.

Who we hear from in Bushey

Owners of older houses with a meter letter

Affinity Water says water is passing at all hours, yet nothing looks wet. The supply may be original metal pipe, which we listen along before any spade comes out.

Families with a newer bathroom upstairs

A ceiling under an added bathroom or loft en suite starts to mark. Each fitting is tested alone, so your tiler is not asked to strip the room.

Policyholders with a claim to make

Before paying to open a floor or garden, an insurer usually wants the leak located. Ring yours first; our written report then sets down the location, methods, readings and photographs.

Methods that suit Bushey houses

Acoustic listening

Old metal pipe carries the hiss of escaping water well. Moved along the supply's route, a ground microphone picks out the loudest point through lawn, paving or concrete.

Pressure testing

We close off one pipe, pressurise it and watch a gauge. If the needle sinks, that pipe leaks somewhere along it, so that is the one we trace.

Thermal imaging

Once hot water or heating has run, the camera shows warm lines where pipes cross behind tiles or under boards. A widening warm patch is often the leak.

Affinity Water letters and century-old supply pipes

Affinity Water supplies Bushey. Should its readings never settle, it may write to say the leak looks to be on your side, where the pipe from the boundary into the house usually belongs to you. In a 1920s house that may still be the original metal pipe, and age alone makes a split more likely.

Is the pipe under your garden covered?

Certain home policies include the buried pipe between your boundary and the house; others only pay for tracing hidden leaks indoors, and some do neither. Ask your insurer which applies before booking. For a claim, our report gives the location, methods, readings and photographs, and the marked spot shows where to dig.

Common questions in Bushey

It tells us how much pipe could be leaking and how long the search may take. A short run under a Bushey front garden traces faster than a long one under a drive, so it helps us price a half or full day.

Tell us when you book. If your pipe runs under a neighbour’s garden or path, we may need to listen or test on their side too, so warn them we are coming. Our marks show you both where any opening up should start.

Often, yes. Renewing or repairing pipework is quoted separately from the detection, and an agreed repair price holds if the work is done before we leave your Bushey home. Repairs are guaranteed for 3 months on the parts we fit.

Usually the tray, its seal or the waste, because those only get wet while the shower is running. A stain that never dries out points to a pipe under pressure instead. Testing each part on its own tells the two apart.

It can. No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. Full conditions are on our terms page.
