Bedroom ceiling stain in a concrete-floored block
The property
A purpose-built block of flats with concrete floors. Hot and cold pipes in each flat run inside the floor screed, the layer of concrete beneath the carpets.
The problem
A patch on a ground floor bedroom ceiling kept growing. The upstairs neighbour's plumber had checked the bathroom and found nothing, so the managing agent asked for a survey.
How we found it
Moisture readings below centred on one corner. Upstairs, a pressure test showed the hot pipe losing pressure while the cold held, and the thermal camera traced warmth spreading under the carpet above that corner.
The outcome
Upstairs, the spot was marked and photographed. The agent passed our report to both households, and the repair in the upper flat was quoted separately.
