Chatteris and Fenland homes

Leak detection in Chatteris for heating and shower leaks

Chatteris mixes late Victorian brick houses with newer commuter estates, and each hides pipes differently. Leak detection in Chatteris starts with when the damp appears. Then we trace and confirm from the surface, so floors and tiles stay put.

Fires destroyed much of old Chatteris, so most of its houses date from the late Victorian period onwards. Many of those brick homes have since gained a bathroom in a back addition or the loft, with new pipes hidden away under floors and behind tiles.

Today Chatteris is a commuter town. Its newer estates have plastic pipework, heating pipes under the upstairs floors and owners out for most of the day, so a leak often only shows itself as a stain or a damp skirting that someone spots in the evening.

Typical Chatteris leaks, upstairs and down

A ceiling stain that came and went with the heating

The property

A detached house on one of the newer commuter estates, with heating pipes under the chipboard floor upstairs and plasterboard ceilings below.

The problem

A lounge ceiling stain grew whenever the heating ran and dried when it was off, and the boiler needed a weekly top-up.

How we found it

Shutting off the upstairs circuit stopped the pressure dropping. Once the heating had run, the thermal camera showed warmth fanning out from a joint above the stain, and tracer gas rose there.

The outcome

We cut out one panel of upstairs flooring at the mark and remade the joint while we were there. The repair was priced apart from the detection.

Damp skirting beside a ground floor shower

The property

A late Victorian brick terrace near the centre, with a shower room in the single-storey back addition next to the kitchen.

The problem

The kitchen skirting on the wall next to the shower stayed damp and the paint kept lifting. New silicone round the tray had made no difference.

How we found it

Moisture readings peaked low on the wall by the tray. Showering into a bucket changed nothing; water running away through the tray made readings climb, and a thermal scan agreed.

The outcome

We marked and photographed the waste joint under the tray. Only that end of the tray had to be raised for the repair, which was priced separately.

Chatteris households we help

Commuters with a stain on the ceiling

A ceiling stain that grows only while the heating runs often means a heating pipe in the floor above. Tell us when it appears, as timing points to the pipe.

Owners of late Victorian brick houses

A shower squeezed into a back addition can leak into the wall or floor beside it. We take damp readings, then test the tray, waste and pipes in turn, with the tiles left in place.

Owners with a letter about the meter

Anglian Water says water keeps passing your meter, yet nothing looks wet. Closing your stop tap first shows whether the loss is outdoors, under the garden or path, or inside.

The letter, and evidence for an allowance

Anglian Water supplies Chatteris. If readings suggest water is slipping through the meter day and night, it may write to you. From the boundary or meter in, the pipe is normally yours to fix. Ask Anglian Water what help it gives once a leak is mended, and keep our report.

How we find a Chatteris leak

1

When does the damp appear?

Charlie asks what changes the stain or the reading: the heating going on, a shower, or nothing at all. That timing tells us which pipework to test first.

2

Testing the likely pipes in turn

We close valves and run fittings one at a time, watching the meter, a gauge or the moisture readings, until one part gives itself away.

3

A different method to agree

When one method finds the point, a second has to confirm it. Then we mark the spot, photograph it and explain what opening up will involve.

Methods for Chatteris homes

Thermal imaging

Warm water escaping from a heating pipe spreads heat through a floor or ceiling. Once the heating has run for a while, the camera shows where that spread begins.

Moisture meters

Readings on a stained ceiling or damp skirting show where water gathers. Watched while a shower runs or the heating warms, they tie the damp to one pipe.

Pressure testing

Closing off one circuit or pipe and watching its gauge proves whether that part is leaking, narrowing the search before anything at all is opened up.

Your insurer first, then our report

Before booking, ring your insurer. Ask if your cover stretches to trace and access, and if they are happy for us to do the work. We put the location, methods, readings and photographs in the report and send it once you have paid. The insurer alone then decides the claim.

Common questions in Chatteris

Tell us how often you top it up and whether anyone has added leak sealer, because sealer can stop testing working. The visit is priced before you book, as no find, no fee on home water leaks does not cover central heating.

Only at the marked spot, if that is where the repair is needed. We test tray, waste and pipes in turn and confirm the source with a second method first. Mention earlier repairs, as fresh sealant can hide a leak.

It can, if the job meets the conditions. No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. Full conditions are on our terms page.

Yes. Someone needs to open up and point out the stop tap, meter and valves. If whoever pays will not be at the house, we may want payment up front, before the booking is fixed. Lines are open 8am to 8pm, every day.

Ideally, yes. Thermal imaging needs warm water in the pipes, so we run the heating once we know which part is losing pressure. If the boiler is off or faulty, say so when you book, as other tests then do more of the work.
