Leak detection in Aveley

A leak letter in Aveley often points to the pipe between pavement and house, under a front garden since paved for parking. Pinpointing it from above means only one patch has to be lifted.

Aveley began as an old village and grew quickly after the war, when it took in families moving out of London. Street after street of post-war houses went up around the old centre, and many have a front garden or drive between the pavement and the door.

That front strip is where the supply pipe runs, and many of those pipes may date from the original build. Plenty of gardens have since been paved over or laid with blocks for a car. A leak under there can soak away unseen for a long time.

Two kinds of leak we find in Aveley

Leak letter for a semi with a paved front

The property

A post-war semi whose front garden is paved for parking, with the meter at the pavement edge and an old supply pipe under the slabs.

The problem

The water company wrote about continuous use. A damp line had appeared between two slabs, and the owner could not tell pipe water from rain.

How we found it

Even with the stop tap off, the dial crept on, so the fault was outdoors. The ground microphone peaked beside the damp line, and tracer gas seeped up through that joint.

The outcome

Only two slabs were lifted for the repair, priced separately. Knowing old pipe can fail elsewhere, the owner also planned to renew the rest of it.

Ceiling stain at a let house standing empty

The property

A brick house in the older part of the village, let to tenants, with a bathroom over the lounge and timber floors upstairs.

The problem

Between tenancies, the agent found a fresh stain on the lounge ceiling and the meter still moving, though nobody had used the bath or shower.

How we found it

That ruled out wastes and seals, so the leak had to be on a pipe that is always full. The basin's cold pipe failed a pressure test, and moisture readings and thermal imaging pointed to one spot.

The outcome

The spot was marked and photographed. The landlord, who had paid before the booking was confirmed, received the report and a separate price for the repair.

People who call us from Aveley

Owners with a leak letter

Your meter turns with everything off. If it keeps going once your stop tap is shut, the trouble is outdoors, and we listen along the pipe beneath lawn or paving.

Landlords with a house between tenants

An empty house with a turning meter needs someone to let us in. Say at booking that you are not the occupier; if you cannot attend, payment may come first.

Households with a stain under the bathroom

Brown marks creep across the ceiling under a bath or shower after use. Moisture readings show their extent, and each bathroom part is tested before any tiles come off.

What an Essex and Suffolk Water letter means

Aveley is supplied by Essex and Suffolk Water. If its readings show water flowing without a break, it may write to warn of a possible leak, without saying where. Its pipework ends where your property begins, at the boundary or meter; the private length after that is usually yours to find and fix.

Readings first, then the search

1

Read before searching

First come the numbers: what the meter does with all water turned off, whether it stops once the stop tap is closed, and how wet any stain is.

2

Narrow the area

Those numbers tell us whether it is the outside pipe, the indoor cold, the hot side or a bathroom. The search stays on that part of the property.

3

Second method, then mark

Our engineer Charlie traces the leak by one method and checks it by another. Only when the two results match is the spot marked and photographed.

Methods for Aveley pipes

Acoustic listening

Old metal supply pipe transmits leak noise well, even beneath paving. We shift the ground microphone along the route until the noise is at its strongest.

Tracer gas

Where pipe is plastic or ground is soft, sound fades. A hydrogen and nitrogen mix goes into the pipe instead and is detected seeping up between slabs or through lawn.

Pressure testing

Holding the hot and cold pipes at pressure in turn shows which side is losing water. It identifies the pipe rather than the spot, so another method follows.

Places near Aveley

South Ockendon is Aveley's next-door neighbour and grew in a similar way after the war. West Thurrock and Grays lie to the south and east, and across the boundary we also reach Havering in Greater London.

Where the opening up begins

If you are claiming, the insurer will want to know where to open up. Some policies need approval before any visit, so check yours first. Start at the mark we leave, though nothing is certain until the pipe is uncovered. Our report gives the location, methods, readings and photographs; paying out is the insurer's call.

Common questions in Aveley

Yes, it is done from the surface, with a ground microphone and, where needed, tracer gas that seeps up through the joints. Once a second method agrees, the spot is marked, so only the blocks directly over it need to come up.

We can, provided someone can let us in and the water is still connected. Tell us at booking that the property is empty and who is paying. If the payer cannot attend, the money may be due before the slot is fixed.

That distance tells us roughly how long the supply pipe is and where it runs. In many Aveley houses the meter sits at the front boundary and the stop tap under the kitchen sink, so the pipe crosses the front. Pace it out first.

It points to the shower: the tray, its seal, the waste or the pipes feeding it. Moisture readings show how far the damp reaches, then each part is tested in turn, so the tiles stay put until the leaking part is known.

Usually not. The length on your side of the boundary is normally the owner’s to repair. Leak policies vary from one water company to the next, and some lower the bill once the pipe is mended, so ask Essex and Suffolk Water what yours allows.
