Leak detection in Chalfont St Peter

When water comes through a ceiling in the centre of Chalfont St Peter, the cause is often in the flat above. Our engineer Charlie traces it there and records it for both households.

Chalfont St Peter is a large village in the Misbourne valley. Much of its centre was rebuilt in the 1960s as concrete blocks, shops below and flats above. A leak in one flat tends to appear in the room underneath, so leak detection in Chalfont St Peter often starts upstairs.

Concrete floors cannot be lifted to look, so we read the damp below and test the fittings above. In the family homes away from the centre, a leak more often shows as a letter about high water use, or a boiler that needs topping up.

Two typical jobs in Chalfont St Peter

Water through a shop ceiling below a flat

The property

A let flat over a shop in the 1960s village centre, with concrete floors. Its shower room sits directly above the shop's back room.

The problem

The shop owner saw a brown stain on the ceiling tiles, wetter each morning after the tenant showered. A plumber had resealed the screen, with no change.

How we found it

Moisture readings mapped the wet area below. Upstairs, a pressure test showed the supply pipes were sound. Water run down the shower waste on its own then made the readings below climb.

The outcome

The waste joint was marked and photographed. The report went to the flat's landlord, with a copy for the shop owner to pass to theirs. The repair was quoted separately.

Warm carpet beside a bungalow airing cupboard

The property

A post-war bungalow on the valley side, with timber floors over copper pipes. Hot water comes from a cylinder in a cupboard off the main bedroom.

The problem

The owner felt warmth through the bedroom carpet next to the cupboard, and the water meter crept round with every tap closed. The bill had risen too.

How we found it

Closing the valve that refills the cylinder stopped the meter, which pointed to a hot pipe. Thermal images followed the warm run under the bedroom floor, and tracer gas confirmed the joint.

The outcome

One floorboard came up at the marked spot. The joint was remade while we were there, quoted separately, and the repair is guaranteed for 3 months.

People we help in Chalfont St Peter

People living below a leaking flat

A stain spreads across your ceiling while the neighbour upstairs sees nothing wrong. We take readings in your home, then test the flat above with their agreement.

Shop owners with a flat overhead

Water dripping onto stock can shut part of a shop. We find which fitting upstairs is leaking, so the flat's owner and your landlord know what to fix.

Families in the houses beyond the centre

Beyond the shops, a meter that creeps round with every tap shut is the usual first sign. Testing it with the hot water off shows whether a hot pipe is to blame.

Water supply to flats and shops

Your supplier is named on each water bill. If it warns you about constant flow, water is escaping past its meter. Responsibility for the main in the street, and for the pipe up to your meter or boundary, sits with that company. Above the shops, later pipework may belong to each owner or the freeholder, so ask the managing agent.

Finding a leak that starts upstairs

1

Map the damp below

The search begins in the room with the stain. A moisture meter, which reads how wet a surface is, shows the edges of the damp and its wettest point.

2

Test each part above

Upstairs, the shower, bath, basin, toilet and their pipes are tested one at a time. Whichever makes the readings below rise is the one leaking.

3

One report, two homes

Once a second method agrees, the leak is marked and photographed. The report shows where the water came from, so both households can agree what happens next.

Three tools that suit Chalfont St Peter

Moisture meters

Concrete holds water and spreads it sideways. Readings across the ceiling show which way the damp is travelling, so we know where to start upstairs.

Thermal imaging

A thermal camera shows small temperature differences. A wet patch usually looks cooler than dry plaster, and a leaking hot pipe shows as a warm streak.

Pressure testing

We close off a pipe and watch a gauge. If the needle falls, that pipe is losing water, which tells us whether a flat's supply is sound.

Insurance for a leak between flats

Between flats, two policies can be involved: buildings cover for the leaking pipe and contents cover for the damage below. A policy may also carry trace and access cover for locating the leak itself. Speak to your insurer first. Our report gives the location, methods, readings and photographs; the insurer decides on the claim.

Common questions in Chalfont St Peter

Usually the person with the damage rings us. We still need the upstairs owner or tenant to let us in, since that is where testing happens. If you are booking for a flat you do not own, say so when you call.

Not to find it. Testing the tray, waste, seals and pipes separately shows which part leaks while the tiles stay put. Opening up happens only at the marked spot, for the repair, once a second method has confirmed the leak.

We can. You can send our written report with a trace and access claim. It comes to you once payment for the visit is complete. Your insurer may want to approve the work before we come, so ring them first. In a block, the freeholder’s policy may apply.

Only some leaks in a flat. No find, no fee on home water leaks applies to the supply pipes and water main, not to a dripping shower waste, and it has other conditions too. Full conditions are on our terms page.

We need free parking within 100 m. In the village centre that may be a side road or a space you arrange. Where only pay and display is near, that cost is added to the bill, so mention the options when you ring.
