Leak detection in Ingatestone

In Ingatestone's bungalows and semis, a boiler that keeps needing water often means a leaking pipe under the floor. A few questions by phone, then tests on the day, find it.

Ingatestone is a village on the main line between Chelmsford and Brentwood. Around its older High Street are homes built through the 20th century as commuters moved in: semis, bungalows and chalet houses. Leak detection in Ingatestone often means following pipes hidden in those later homes.

Many of those bungalows have a solid ground floor with the heating pipes beneath it, and plenty have since been extended. A leak there rarely shows as water. Instead, the boiler gauge keeps dropping, and the heating engineer, having passed the boiler, blames the pipes.

Ingatestone jobs of the kind we see

Falling boiler pressure in a chalet bungalow

The property

A chalet bungalow on the village edge, with bedrooms under the eaves and a solid ground floor. Thin copper heating pipes run in the screed to each radiator downstairs.

The problem

The boiler had to be topped up every couple of days. The heating engineer had checked the boiler and radiator valves, found nothing, and suspected the floor.

How we found it

A pressure test, isolating each circuit in turn, put the loss downstairs. Once the heating was warm, the camera traced each thin pipe across the floor to a warm smudge in the hall; tracer gas agreed.

The outcome

Our mark went on the hall floor, with photographs. The owners used their own heating engineer for the repair, who opened the screed only at that spot.

Damp living room wall from a hidden cloakroom pipe

The property

A 1930s semi in the village with a cloakroom added under the stairs. Its cold pipe was buried in the wall when the room was built.

The problem

A damp band crept along the living room wall and the paint kept bubbling. The insurer wanted a leak detection report before the claim went further.

How we found it

Moisture peaked low on the wall by the cloakroom. Shutting the cloakroom valve stopped the meter, and the camera followed the pipe to a cooler patch at the leak.

The outcome

We marked and photographed the spot. Once the visit was paid, the owners had the report for their insurer; the repair was a separate quote.

Ingatestone households and businesses

Owners topping up the boiler

Tell us how often you refill, which floors the pipes run under and whether any sealer was added, because it can stop our tests working.

Households making a trace and access claim

If your insurer wants a report, ours gives the location, methods, readings and photographs. Check your policy first, and ask if they need to approve us.

Shopkeepers and landlords on the High Street

A shop with a flat above can mean two tenants and a landlord. Tell us who owns the building and who pays, as business visits may need paying up front.

Essex and Suffolk Water readings, explained

Essex and Suffolk Water supplies Ingatestone. A letter saying readings show constant use means water is usually escaping past the meter, on your pipework. To check, turn off every tap and appliance and watch the dial. Still moving? Close the indoor stop tap. If the dial then halts, the leak is indoors; if it keeps turning, look outside.

How we handle a heating leak in Ingatestone

1

The phone call

How often you top up, for how long, and whether sealer is in the system. Pipes under a solid floor decide which equipment we bring.

2

Pressure and isolation

The system is held at pressure while parts of it are shut off in turn. Where the gauge drops is where we trace; the rest of the house is left alone.

3

Warm it, then confirm

Warm pipes show their route on camera, and so does any warmth escaping. Tracer gas or a further pressure test must agree before we mark the floor.

The tests behind an Ingatestone visit

Thermal imaging

Heating pipes under screed show as warm lines once the boiler has run a while, and escaping water smears that warmth into a patch. Thick floors can soften the image.

Pressure testing

Shutting off one circuit and watching the gauge shows which part is losing water, on heating or supply pipes, and backs up a find before anything is opened.

Tracer gas

A hydrogen and nitrogen mix goes into the pipe and escapes at the leak. Our detector then finds it at the surface, even through tiles or vinyl.

Beyond the village

Shenfield and Brentwood lie south-west along the railway, Chelmsford and Writtle to the north-east. Billericay is a short way south, and Chipping Ongar sits west among farmland and small villages.

Shops, flats above and two policies

When a flat leaks into the shop below, the landlord's buildings policy and the shop's business cover may both be involved, so tell each insurer early. Our report shows where the leak is and what we found, and we send it after payment. Whether a claim is paid is for the insurer to decide.

Common questions in Ingatestone

Ring us with how often the pressure drops, by roughly how much, and whether sealer has been added. We test the system in parts to find the leaking circuit, then trace it. No find, no fee on home water leaks does not cover central heating, so the price we agree with you first applies whatever we find.

It helps, because the thermal camera needs warm pipes to show their route. If the boiler will not run at all, or keeps locking out on low pressure, mention it when booking, and we may well begin with pressure testing instead.

Not to find the leak. Every test works from the surface, and the leak is confirmed with a second method before it is marked. The floor is opened only at that one spot, for the repair, which we quote separately.

Yes, with access to both. Let us know who owns the building, who the tenants are and who is paying. Business bookings, or bookings where the payer will not be there, may need paying before we confirm the visit date.

It does. Homes on the lanes round the village often have longer supply pipes, and some routes are a mystery. Those take longer, so we set a half-day or whole-day price first, and ask how far your meter sits from the house.
