Dengie farms, cottages and lets

Leak detection in Southminster and the Dengie

Around Southminster, a supply pipe may cross a long stretch of farmland to reach the house. We work out its route, then walk it until the leak gives itself away.

Southminster is a small town out on the Dengie peninsula, at the far end of the railway branch line from Wickford. Flat fields run out towards the sea wall and marshes, dotted with farms and cottages, many of them set well back from the road.

For leak detection in Southminster, that distance is the problem. Water can soak into soft ground for a long time before a wet patch shows. Some homes nearby are let to visitors or kept as second homes, and a leak there can run until somebody is back.

Jobs that are typical around Southminster

Long supply pipe crossing a farm track

The property

A farm cottage outside the town, its meter on the roadside verge and its supply pipe crossing a paddock and a farm track to reach the house.

The problem

The meter raced with nothing in use, and a wet strip had appeared along the paddock edge. An earlier dig beside the meter had found nothing.

How we found it

We plotted the likely line from meter to kitchen stop tap and listened along it. Sound peaked where the pipe passes beneath the track; tracer gas confirmed it.

The outcome

The long, uncertain route meant booking a full day. The owners had us mend the pipe while we were there, then let the water company know.

Damp hall ceiling at a holiday let between bookings

The property

A chalet-style house let to visitors, with a cold water tank and pipework in the loft above the hall. The owner lives far away.

The problem

The cleaner found a brown patch spreading over the hall ceiling, and the meter turning with nothing in use. Guests were due soon.

How we found it

Shutting the stop tap halted the dial, ruling out the pipe outside. Moisture readings mapped the ceiling, and in the loft the thermal camera showed cold, wet insulation under a joint on the tank feed; a pressure test agreed.

The outcome

The owner paid ahead, and the cleaner let us in. We marked, photographed and mended the joint on the visit, and the owner forwarded our report to their insurer.

Farms, lets and homes on the Dengie

Farms and homes far from the road

Roughly how far is your meter from the door, and does anyone know the route? Unknown routes take longer, which affects the price we agree before booking.

Owners of holiday lets and second homes

A neighbour, cleaner or keyholder can let us in while you are away. Mention it when booking, as absent owners may be asked to pay ahead.

Households with a meter that never stops

With all taps off, a dial that still creeps round needs one more test: shut the stop tap. Halting means an indoor leak; still turning means the incoming pipe.

Long runs and who looks after them

The supplier's name is on your water bill, and its postcode search confirms it. Its pipework ends at the boundary or meter. On a Dengie farm, the run from a roadside meter to the house can be very long, and is normally the owner's. No find, no fee on home water leaks excludes mains over 30 m long; full conditions are on our terms page.

Tracing a long or unknown supply pipe

1

Length and route questions

How far is it from meter to house, and what does the pipe cross? Fields, tracks and outbuildings change how long the search takes, and so the price.

2

Walking the line

We plot the likely route from the meter, the stop tap and any old markers, then carry the ground microphone along it, pausing every pace to listen.

3

Confirm with tracer gas

Plastic pipe and soft ground can deaden the sound, so tracer gas settles it: the detector picks up the gas where it reaches the surface, before anyone digs.

What finds leaks on open ground

Acoustic listening

Under pressure, a leak hisses, and the ground microphone picks it up through grass, soil and tracks. On a long run, the loudest point narrows the search down.

Tracer gas

A hydrogen and nitrogen mix fed into the pipe leaves it at the leak and is found at the surface. It suits quiet plastic pipe on open, windy ground.

Pressure testing

We isolate a length of pipe and pressurise it to see whether it leaks. On a long run with branches, that tells us which stretch to walk first.

Empty homes and your policy

If a leak has damaged a holiday let or second home, read what your policy says about homes left empty, and call your insurer first: some insist on approving the visit. You receive our written report, with the location, methods, readings and photographs, once the bill has been paid in full.

Common questions in Southminster

We start from what we know: the meter, where the pipe enters the house, and any old trench lines. Listening along the likely route finds the leak, and tracer gas then confirms it. Routes that need finding take longer, so they may need a full-day booking.

Yes, if someone can let us in and the supply is on. Tell us who holds the keys and that you will be away. Absent owners may need to pay before the visit is confirmed, and the report follows full payment.

Often not, since many farms are businesses and their runs are long. No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair.

It can happen in any unheated loft. An empty house is more exposed, because a split can run for days before anyone sees it. Look for a ceiling stain, a meter turning with everything off, or a tank that keeps refilling.

We do. Homes across the Dengie, from the villages near the sea wall to those along the Crouch, are covered as well as the town. Visits are usually booked within 24 to 48 hours. Lines are open 8am to 8pm, every day.
