Leak detection in Jaywick

Many Jaywick homes began as holiday chalets, and their pipework has been patched by many hands since. We find the leak, show you where, and quote the repair before work starts.

Jaywick grew between the wars as cheap holiday plots beside Clacton, and after the war its chalets became permanent homes. Many are small and single-storey, some on raised timber floors, others on thin concrete. Leak detection in Jaywick means short pipe runs, easy to reach but often tired.

Some roads are still unmade, and a good number of chalets are let to tenants. A supply pipe may run shallow from a roadside meter, and indoor pipework may have been altered several times, so the first question is often which old repair has given way.

The sort of job Jaywick homes need

Soft boards beside a tenant's new shower tray

The property

A rented single-storey chalet on a raised timber floor, with a shower room where the bath once stood. Pipes and waste run in the void below.

The problem

The tenant noticed boards softening by the tray and a musty smell. Fresh silicone made no difference; the boards kept softening after every shower.

How we found it

Moisture readings mapped the wet boards around the waste. The supply pipes held pressure, so we ran water on the tray alone, then on the screen; only the tray sent readings up.

The outcome

The waste joint beneath the tray had parted. It was remade during the visit on a separate quote, and the landlord kept the report for the buildings insurer.

Meter turning at a chalet off an unmade road

The property

An owner-occupied chalet on a concrete base, set back from an unmade road. Blue plastic pipe runs shallow from the roadside meter beneath a concrete hardstanding.

The problem

Affinity Water wrote about continuous use. The owner lived alone, used very little water, and could see no wet ground anywhere on the plot.

How we found it

The meter would not rest even with the stop tap shut, placing the leak outside. Concrete muffled listening, so tracer gas went in; it surfaced at a crack, where the microphone agreed.

The outcome

At the mark, a small square of concrete came out and the pipe was repaired on a separate quote. The owner then sent the report to Affinity Water.

Jaywick households and landlords we help

Landlords with a tenant in the chalet

A tenant may pass on the water company's letter. Tell us who opens up and that the bill is yours; your copy of the report follows once it is settled.

Owners living there all year

A meter that keeps turning on a small chalet usually points to a pipe under the floor or across the plot. We split inside from outside, then trace the leaking length.

Buyers putting an old chalet right

Pipework altered by several owners can hide more than one weak joint. We find the leak you rang about and say if testing reveals others, each quoted separately.

Affinity Water letters in Jaywick

Jaywick's water comes from Affinity Water. A letter about continuous use means its readings show water moving through your meter when it should be still. Affinity's part ends at the meter or boundary; the stretch across your plot is usually yours, and on a chalet set well back that can be a fair length.

Finding the leak, then fixing it

1

Locating it and checking twice

One method traces the leak from the surface and another confirms it. Charlie, our engineer, then marks the spot and photographs it before any board, slab or concrete is touched.

2

A repair price you approve first

We can usually repair the leaking pipe. It is quoted separately, and a price given in advance only holds if the repair follows on the day of the detection.

3

The repair and its 3 month guarantee

Our 3 month repair guarantee covers only what we put in, pipe and fittings, and not the rest of your system. Old pipe, once tested, may show further weak points, each quoted.

Methods that suit Jaywick chalets

Moisture meters

Pressed against boards or plaster, the meter gives a wetness reading. Taken in a grid, the readings show where the damp is heaviest and point to the fitting worth testing first.

Pressure testing

Each pipe in a small chalet can be isolated and fitted with a gauge. If its needle drops, that pipe leaks, which saves lifting boards on a hunch.

Acoustic listening

Escaping water under pressure makes a steady hiss. The ground microphone hears it through soil, boards or concrete, most clearly on metal; quiet plastic usually needs tracer gas too.

Finding the leak and repairing it are separate

Where a policy includes trace and access, it is about finding a leak you cannot see and opening up to reach it; the repair may be treated differently. Ask your insurer before booking. We quote detection and repair apart, and the report gives the location, methods, readings and photographs once the visit is paid.

Common questions in Jaywick

Yes. A raised floor usually means the pipes run in a void we can reach through a hatch or one lifted board. Tell us whether there is a way under, and whether the boards are covered with tiles or laminate.

Ask the tenant to make sure taps, toilets and any outside tap are off, then ring us. We agree a time when your tenant can let us in. An absent landlord may be asked to settle the bill in advance.

Usually only a small piece, where we mark it. The pipe is traced from the surface and the spot confirmed by a second method, so opening up starts in one place. The leak is proven when the concrete is lifted, and you choose who repairs it.

It can, when a leak on a home’s own supply meets every condition. It does not cover central heating, shared mains, businesses or leaks that come and go. Full conditions are on our terms page; please read them before you book.

We can usually book a visit within 24 to 48 hours. Lines are open 8am to 8pm, every day. If the chalet is let, sort out access with your tenant first, so the earliest slot we offer is not wasted.
