Warm strip of laminate on the way to the kitchen
The property
A 1960s semi whose kitchen moved into a rear extension, with the new hot pipe from the airing cupboard cylinder laid through the old concrete hall floor.
The problem
A strip of hall laminate felt warm underfoot even with the radiators off, and the water bill had crept up. The owner had blamed the boiler.
How we found it
With the cylinder's cold feed turned off, the meter stood still, putting the fault on the hot pipework. Once a hot tap had run for a while, the thermal camera traced the pipe to a warm bloom, and tracer gas confirmed it.
The outcome
Only the laminate and concrete over the mark were opened. We mended the pipe while there, priced separately, and the floor went back.
