Aylsham and the Bure valley

Leak detection in Aylsham and nearby villages

If Anglian Water has written about water you are not using, the culprit is often your supply pipe. We locate it from above ground and can usually mend it there and then.

The River Bure runs past Aylsham on its way to Wroxham, and so does the Bure Valley Railway. Our leak detection in Aylsham reaches beyond the Georgian streets round the Market Place, to family homes on the roads out of town and farming villages towards Blickling.

Away from the centre, many houses have a drive between meter and door, and plenty have gained garages, porches or extensions since they were built, sometimes right over the supply pipe. In newer homes on the town's edge, plastic pipes run inside the floor screed to kitchens and utility rooms.

Typical Aylsham jobs, start to finish

Supply pipe under a garage floor

The property

A 1970s link-detached house on a road out of Aylsham. From a pavement meter, the supply passes beneath the integral garage's concrete floor to the kitchen.

The problem

A constant-use letter came from Anglian Water. Toilets and taps all checked out, the meter still turned overnight, and nothing looked wet anywhere.

How we found it

Closing the kitchen stop tap made no difference to the dial, so the buried pipe was leaking. On the garage floor the ground microphone peaked halfway along; tracer gas rose through a crack there.

The outcome

With the car moved, one small square of concrete came out. We mended the joint, priced on its own, and the owner used our report to ask Anglian Water about an allowance.

Kitchen island feed leaking in the screed

The property

A newer house on Aylsham's edge, its open-plan kitchen island fed by plastic pipes laid in the screed beneath large floor tiles.

The problem

Grout around the island had darkened and would not dry, and the meter crept round with every tap in the house closed.

How we found it

Shutting the stop tap halted the meter, which put the leak indoors. The island's cold feed failed a pressure test, the ground microphone heard its hiss through the tiles, and tracer gas agreed.

The outcome

Two tiles came up over the mark, and we repaired the push-fit joint beneath, quoted separately. Spare tiles from the build matched the floor.

Aylsham households we help

Owners holding a letter from Anglian Water

It says water passes your meter nonstop, but not where. We find the leaking length of supply pipe, then the point, so digging on your drive starts in one place.

Newer homes with pipes in the floor

An island sink in an open-plan kitchen is fed by plastic pipe in the screed. That length can be pressure tested alone before anyone searches the floor.

Owners who want it mended on the visit

Mention it when booking, and say what your supply pipe is made of, if anyone knows: blue plastic, copper or old metal. We can usually repair the leaking length on the visit.

What Anglian Water will and will not do

Anglian Water supplies Aylsham. Its letter means meter readings show water passing without a break. Its responsibility covers the main and the company's pipe up to your boundary or meter. Tracking down a leak beyond that is normally down to you, so ask about its leak policy and any allowance after a repair.

From the search to the mended pipe

1

Pin the leak down

Testing shows which pipe is losing water. The leak is then followed from above ground until a second method agrees, and our engineer Charlie marks and photographs it.

2

Hear the repair price

You hear the repair price before any work starts. It is separate from the detection, and it holds only if the repair happens during that same visit.

3

Mend it, test it

We test the pipe again after the repair. Old pipe can fail at another weak spot, quoted separately. What we install is guaranteed for 3 months.

What each method needs from your house

Acoustic listening

It needs the water on and the pipe under pressure. Then the hiss of escaping water carries up through soil or block paving to the ground microphone.

Thermal imaging

It needs warmth. When the heating or hot water has been running, the camera shows warm pipes under tiles and screed, with a wider glow at a leak.

Tracer gas

It needs the pipe isolated. Charged with a hydrogen and nitrogen mix, the pipe lets gas out at the fault, where a detector above picks it up.

When the report reaches you, and why

Claiming under trace and access? Ring your insurer first, because it will want evidence before deciding anything. Our written report gives the location, methods, readings and photographs. We send it when the bill has been paid in full, so settling up as we finish means your claim need not wait.

Common questions in Aylsham

Not to find the leak. Escaping water is audible through block paving, and tracer gas rises between the joints. Once both point to one place it is marked, so lifting can start with a few blocks over the mark, not the whole drive.

It can. No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. It does not cover central heating, shared mains, businesses or leaks that come and go. Full conditions are on our terms page.

Only over the leak, once it is found. The ground microphone and tracer gas both work through a concrete garage floor, so the point is marked first. Opening up then starts at that spot, and the repair is quoted separately.

Visits are usually booked within 24 to 48 hours. When you ring, have a meter reading ready and roughly pace out the distance from the meter to your stop tap, because that tells us how much pipe there is to search.

Yes. Aylsham is in Anglian Water’s area, so its name will be on your bill. Its warning about constant use means the meter logged water passing without a break, which points to a leak somewhere after the meter, inside or out.
