Thetford homes, flats and lets

Leak detection in Thetford for flats, lets and newer homes

A wet ceiling in a flat and a sinking boiler gauge in a newer house need different tests. For leak detection in Thetford we trace both, and one written report can go to everyone involved.

Thetford grew fast from the 1950s as a London overspill town, and homes from that era still make up much of it: terraces, semis and low-rise flats on solid floors. In flats and lets, whoever spots a leak is often not the one who books the visit.

Where the Thet meets the Little Ouse, the old centre is older again, while the newest houses on the edges have plastic pipe and often underfloor heating downstairs. Water leak detection in Thetford therefore spans very different homes, so our first question is always which kind yours is.

Two Thetford homes, two different leaks

Damp ring on a flat's hall ceiling

The property

A ground floor flat in a two-storey block from the town's post-war growth, with concrete between the floors and the flat above let privately.

The problem

A damp ring kept widening on the hall ceiling. Upstairs, the tenant saw nothing amiss, though their boiler needed topping up every few days.

How we found it

Moisture readings below peaked under the upstairs hall. Up there, a thermal image taken with hot radiators showed heat seeping out around a pipe in the floor; a pressure test agreed.

The outcome

Marked upstairs and photographed, the spot went in a report that both households received. Fixing the pipe through a small section of floor was quoted separately.

Underfloor heating leak in a let newer house

The property

A let house on the newer edge of Thetford, with underfloor heating beneath laminate downstairs and the manifold tucked into the understairs cupboard.

The problem

The tenants topped up the boiler for some time before telling the letting agent. The landlord, living away, feared the whole ground floor would have to come up.

How we found it

Loops were closed one by one at the manifold until one lost pressure. Through laminate, thermal imaging showed only a faint warm smear; tracer gas, fed into that loop, surfaced right there.

The outcome

Nothing was lifted to mark and photograph the spot. The agent opened up, the landlord paid beforehand and received the report, and the repair was quoted separately.

Thetford callers we help most

Landlords and agents with tenants

A tenant reports a damp ceiling or forwards a letter, and you live elsewhere. Name whoever opens up and whoever pays, and the report will show where the leak sat.

People in a flat with a wet ceiling

Water arriving from upstairs usually means we need to get into the flat above. Readings in your ceiling show where to begin, and the report lets both flats see identical evidence.

Owners of newer homes with underfloor heating

A falling boiler gauge with every floor dry often points to a single heating loop. Our engineer Charlie tries each loop at the manifold, where the loops join, before any floor is searched.

Water supply to Thetford flats

Anglian Water supplies Thetford, and its duty generally ends where your boundary or meter is. In a block, the incoming pipe may be shared before it branches to each flat. Before we come, ask your landlord or managing agent where every flat's stop tap is, because our tests rely on closing them.

From phone call to marked spot

1

The phone call

Flat or house, who lives there, and what has been noticed: those are our first questions. In a flat, we also ask who can open the one above.

2

Testing pipe by pipe

Supply, heating and hot water are tested one at a time, so we know which is losing water before searching. Moisture readings show how far damp has spread.

3

Confirmed, marked, reported

A second method confirms the leak, which is then marked and photographed. The written report follows full payment, ready to pass to neighbours or a landlord.

What finds leaks in Thetford homes

Moisture meters

These measure dampness in a ceiling, wall or floor without harming it. They map the spread of a leak rather than its source, so a further test always follows.

Thermal imaging

The camera sees heat. Run the heating or a hot tap for a while, and warm pipes and spreading warm water show through ceilings and tiles, underfloor loops included.

Tracer gas

Where a loop or pipe stays hidden, it is filled with a hydrogen and nitrogen mix. The gas slips out wherever the pipe is damaged and climbs to our detector.

Also serving the Brecks around Thetford

Brandon, Lakenheath and Mildenhall lie over the Suffolk border to the west, Redgrave to the east and Bury St Edmunds to the south, with Watton on the Norfolk side to the north.

Leaks between flats and insurance

Trace and access in Thetford flats can involve two policies: buildings cover for the block and each household's contents cover. Find out which applies before booking, since an insurer may wish to approve the work. Our report, sent after payment, gives the location, methods, readings and photographs; the insurer decides the claim.

Common questions in Thetford

Yes. A meter that keeps moving with every tap off shows water escaping somewhere. Closing the stop tap separates indoors from outdoors. If the loss is outside, a ground microphone follows the buried pipe and a second method confirms the spot.

Usually, yes. The loops are isolated at the manifold, the leaking one is warmed, and a thermal camera and tracer gas trace it. Pipes laid in insulation or beneath a membrane can limit any survey, and we say so up front.

No. Tell us at booking that a tenant lives there and name the person paying. If they cannot be present, we can ask for payment before confirming. Your tenant should clear a way to the meter, stop tap and valves before we arrive.

Partly. Readings in your own flat narrow the area, but the exact point usually needs access above. A landlord, managing agent or insurer may be able to arrange it, and we can explain what is possible from your side alone.

Possibly, if the leak is on pipes serving your flat alone, but no find, no fee on home water leaks has conditions; full conditions are on our terms page. It does not cover central heating, shared mains, businesses or leaks that come and go.
