Carrstone houses and later bungalows

Leak detection in Hunstanton and Old Hunstanton

Leak detection in Hunstanton often begins in one of two homes: an old carrstone house with a letter about water passing, or a bungalow whose underfloor heating keeps losing pressure. Our engineer Charlie tests each system separately first.

Facing west across The Wash, Hunstanton was laid out in Victorian times as a new seaside town, much of it in carrstone, the local brown stone. Some of its first houses may still have old metal supply pipes, which can corrode at more than one point.

Around the old centre, and out towards Old Hunstanton and Heacham, bungalows and later houses followed, and some have since gained a garden room or extension with underfloor heating. A high bill and a falling boiler gauge point to different systems, so we separate them first.

What we tend to find in Hunstanton

Old metal supply pipe under a carrstone front path

The property

A Victorian carrstone terrace with a small walled front garden and a pavement meter, its old metal supply pipe buried beneath the path.

The problem

Anglian Water wrote that the meter never stopped. Toilets and the garden tap were ruled out, and a builder suggested digging up the whole path.

How we found it

The meter still ran with the indoor stop tap shut, putting the fault under the path. On old metal the hiss of a leak travels well, and the ground microphone picked it up halfway along; tracer gas confirmed it.

The outcome

Two flagstones came up and the corroded section was replaced, quoted separately. Because old pipe can fail again nearby, renewing the run was priced as an option.

Pressure loss from a garden room's underfloor heating

The property

A post-war bungalow extended with a garden room on a screed floor, warmed by underfloor loops from a manifold in the utility cupboard.

The problem

The boiler wanted topping up twice a week, yet nothing looked damp and the radiators were dry. A heating engineer had ruled out the boiler.

How we found it

Shutting each loop in turn at the manifold showed only one losing pressure. After the heating had run, the camera picked out a hotter patch near the doors; tracer gas agreed.

The outcome

A small square of screed was opened over the mark and the loop joined, priced separately. The owners sent our report on with their claim.

Hunstanton owners we usually hear from

Owners of carrstone houses with a letter

Anglian Water has written, and your supply pipe may be as old as the house. Old pipe can weaken in several places, so we tell you if testing reveals another weak spot.

Bungalows with underfloor heating in an extension

The boiler keeps losing pressure, the floor looks fine and the manifold hides in a cupboard. Closing its loops one at a time finds the circuit that leaks.

Anyone with a claim to make

Your insurer wants the leak located before deciding anything. We find it from the surface and set out the evidence in a written report you can forward.

Answering a letter from Anglian Water

Anglian Water supplies Hunstanton and may write when your meter shows water passing at all hours. That points to a leak on your side, between meter and taps. Ask the company what evidence it wants, as water companies sometimes offer an allowance after a repair. Our report puts the leak's position, readings and photographs in writing.

Splitting the house into its systems

1

Supply, heating or hot water?

First we work out which system leaks. The meter tells us about the supply, the boiler gauge about the heating, and shutting off the hot side about hot water.

2

Down to one length or loop

Inside that system, valves and stop taps are closed in turn, or underfloor loops shut one by one, until a single length is left that will not hold.

3

Pinning the exact spot

That length is traced from above with whatever suits the pipe, and a second method must agree. Our engineer Charlie then marks the place and photographs it.

Matching the test to the pipe

Acoustic listening

Water forced through a split makes noise, which a ground microphone tracks. Old metal pipe carries it well; on plastic it fades fast, so another method leads.

Tracer gas

On plastic pipe and underfloor loops, the water comes out and a hydrogen and nitrogen mix goes in. Our detector finds the gas where it breaks the surface.

Pressure testing

A sealed length or loop either holds on its gauge or drops, which shows whether it leaks before we look for where. On underfloor heating it picks out the loop.

Why the report follows payment

If your cover includes trace and access, expect a request for our written report: location, methods, readings and photographs. It is released once the visit is fully paid, so paying by card or bank transfer as we finish keeps a waiting claim moving. Paying out is the insurer's call alone.

Common questions in Hunstanton

It can. Testing or mending a weak, corroded pipe sometimes shows up other weak spots, and any extra work is quoted separately. Our repairs are guaranteed for 3 months, but that covers only the new section and its fittings, never the older pipe beyond them.

No, not for the search. We isolate the loops, trace the failing one from above and confirm it, so only the marked spot is opened. Loops in insulation or under a membrane make any survey harder, and we will tell you if yours are.

No. Old Hunstanton, Heacham, Holme and Snettisham are all covered, as are the farms between them. Lines are open 8am to 8pm, every day, and visits are usually booked within 24 to 48 hours. Give us a number for whoever will open up.

It shows how much pipe might be at fault, and so roughly how long the search may take. No find, no fee on home water leaks has a 30 m limit on water mains; full conditions are on our terms page.

It can, so mention it before the visit. Sealant can stop testing working properly, which may lengthen the search or change how we go about it. Let us know which product went in and when, and we will plan around it.
