Leak detection in Oaklands and Mardley Heath

A letter about a leak, yet the lawn is bone dry. Water from a buried pipe can soak away unseen, so we follow the meter and our instruments instead.

On the north-east side of Welwyn, Oaklands lies along the old Great North Road, beside the woods of Mardley Heath. A pipe leaking under a lawn does not always leave a wet patch. Where the soil drains well, the water simply soaks away, and the first sign is a letter or a bill.

If your home has a garage, a garden room or a tap at the end of the lawn, it has more buried pipe than you might think. Each of those lengths can leak, so leak detection in Oaklands often means walking the garden before testing the house.

Jobs typical of Oaklands homes

Leak on the buried pipe to a garden room

The property

A detached house with a garden room at the far end of the lawn, fed by a buried plastic branch off the supply.

The problem

Affinity Water wrote about constant use, yet the lawn stayed dry. Shutting the valve where the branch leaves the house stopped the meter.

How we found it

Pressure testing confirmed the branch was leaking. The plastic was quiet, but a ground microphone caught a faint hiss under the patio, where tracer gas also rose.

The outcome

Two slabs over the marked and photographed joint came up for the repair, which we quoted separately. Our report went to the owners to show Affinity Water.

Ceiling mark from a heating pipe upstairs

The property

A post-war detached house with timber first floors. Heating pipes run between the joists to the bedroom radiators, above the sitting room ceiling.

The problem

The boiler kept needing more water, and a faint grey mark had appeared on the sitting room ceiling. An engineer had already passed the boiler itself.

How we found it

With the upstairs heating closed off, the pressure fell while downstairs held. With the radiators hot, a thermal image of the ceiling showed warmth spreading from one point, where moisture readings peaked.

The outcome

Our mark went on the bedroom floor above, with photographs. Lifting one board gave access for the repair, priced separately and carried out on the visit.

How we narrow it down here

1

Ask the meter or the gauge

If the water meter creeps with everything off, the supply is losing water. If the boiler gauge sinks, the heating is. Whichever one moves tells us where to begin.

2

Close off one length at a time

Valves on a branch, a heating circuit or a garden pipe let us test one length alone. Whichever will not hold pressure is the one we trace.

3

Find it, then prove it

Sound, heat or gas puts the leak at one spot, and a different method must agree. Then it is marked and photographed for you and for your report.

Who calls us from Oaklands

Owners with a letter but a dry garden

Affinity Water says water is passing, but nothing in the garden looks wet. We split the house from the garden at the stop tap, then follow the buried pipe.

Households refilling the boiler

Your heating engineer has passed the boiler, yet you are refilling it twice a week. Mention any leak sealer, as it can stop our tests working.

Landlords letting a family house

Your tenant passes the water company's letter on to you. When booking, mention the tenancy and who will be at the property to let us in.

The three methods we lean on

Pressure testing

Closing a valve at each end turns one length of pipe into a sealed test piece. If its gauge falls, that length leaks; other methods then find where along it.

Acoustic listening

Plastic garden pipe is quieter than old metal, so we listen slowly along its line with a ground microphone. Even a faint hiss peaks right above the leak.

Thermal imaging

Hot radiators make their pipes glow as bright lines on the camera, even through a ceiling. Escaping water spreads a warm patch that stands out.

A dry garden and an Affinity Water letter

Affinity Water supplies Oaklands, and its part of the pipework normally stops at your boundary or meter. Past that point, branches to a garage, garden room or outside tap are usually yours. If the meter moves with everything off, close each branch valve in turn: the one that stops it shows where we start.

Is a pipe to your outbuilding covered?

Policies differ on pipes underground. Some cover the run from your boundary to the house, a few extend to pipes serving outbuildings, and some include the cost of tracing a leak. Ask your insurer before booking. Our written report gives the location, methods, readings and photographs, and we send it once the visit is paid.

Common questions in Oaklands

Quite possibly. On free-draining ground, water from a buried pipe sinks away before it reaches the surface. The meter is a better guide: if it turns with everything off and the stop tap closed, the leak is between the meter and the house.

Usually, yes. Affinity Water’s part normally ends at your boundary or meter, so a branch you or a builder added is yours. We can trace it and quote separately for the repair, which is guaranteed for 3 months if we carry it out.

Both, along with Mardley Heath, Digswell and Welwyn village itself. When you ring, tell us what has changed and roughly how many metres of pipe might lie between your meter and the back door, so we can plan the visit.

That usually points to the pipes or radiators. We close off the circuits to see which one loses pressure, then trace it with the heating warm. No find, no fee on home water leaks does not cover central heating; the price is agreed before booking instead.

A set block of detection time, up to half a day or a full day, agreed by phone or email before booking. Finding the leak early does not lower it. Materials are extra at cost, as is any parking or toll, and repairs are quoted on their own.
