Broxbourne sits in the Lea Valley between Hoddesdon and Cheshunt, with the River Lea and the New River on one side and woodland on the other. Its station suits commuters, and many of its family houses have been extended, often with an extra bathroom upstairs.

That is where leak detection in Broxbourne often starts: a mark on a ceiling under a newer en suite, a shower that leaks only when it runs, or an outside tap pipe leaking inside a wall. Testing each fitting alone means opening up starts at the leak.

What a Broxbourne leak often looks like

En suite leak showing on the lounge ceiling

The property

A detached house with an en suite added above the lounge, its shower valve behind tiles and the waste between the joists.

The problem

A ring-shaped stain appeared on the lounge ceiling after showers, though the basin could run all day without one. Regrouting had not helped.

How we found it

Readings centred the damp under the shower. Running the head into a bucket still wet the ceiling, ruling out tray and waste; thermal imaging found hot water spreading below the valve.

The outcome

We marked the tiles over the valve and photographed them. Priced on its own, the repair went ahead before we left, through a few tiles rather than the whole wall.

Damp utility wall fed by the outside tap pipe

The property

A semi with a side utility room, its outside tap fed by a pipe from under the sink through the cavity wall.

The problem

Plaster low on the utility wall bubbled and stayed damp, and before long the water supplier wrote about continuous use.

How we found it

Readings peaked low on the wall beside the tap. Closing the tap's isolation valve stopped the meter, and thermal imaging showed a cold patch spreading from one point in the wall.

The outcome

We marked the spot outside and photographed it, so the repair went through a small opening in the outer wall. It was quoted separately.

Found, confirmed, then repaired

1

Find it and prove it

Our engineer Charlie tests which part of the system leaks and traces it, and a second method must agree before he marks it. Nothing is opened until then.

2

Price the repair

Repairs carry their own quote, separate from the detection. A figure given beforehand is valid only for a repair done during that visit, so you can decide while we are on site.

3

Repair, guarantee, weak spots

The 3 month guarantee runs from the repair date and covers only what we install, pipes and fittings alike. Old pipe put under test can show up other weak spots, each with its own quote.

Who we help in Broxbourne

Families with a mark under the en suite

When the stain grows after showers, the valve, the tray or the waste is the likely source. Testing each separately keeps the bathroom intact until we know.

Homeowners making an insurance claim

Call your insurer before booking, since a policy with trace and access cover may need the work approved in advance. After payment, our report gives the location, methods, readings and photographs.

Households with a letter and nothing to see

If the meter stops once the stop tap is shut, the leak is indoors, perhaps on a branch to an outside tap. Closing each valve in turn shows which.

Methods for Broxbourne bathrooms and walls

Moisture meters

On a stained ceiling we take readings in a grid to find where the damp is heaviest. That spot tends to sit below the fitting at fault.

Thermal imaging

With the hot water running, a leak behind tiles shows as a warm smudge spreading from the pipe. The camera reads the wall's surface, so nothing has to come off to see it.

Pressure testing

Each pipe to a bathroom can be closed off and held under pressure on its own. The one whose gauge drops is the one to trace.

Your supplier and the pipes after the meter

Your water supplier's name is printed on your bill, so start there. Suppliers' pipes generally end at the boundary or the meter. After that, everything is normally the owner's, including branches to an outside tap, a garage or a garden room, so a letter about continuous use can point to any of them.

The detection and the repair are separate

Check what your policy covers before booking: finding the leak, opening up to reach it and repairing the pipe can each be treated differently. Because we price the repair as a separate job from the detection, each figure can go to your insurer on its own. Opening up begins at our mark.

Common questions in Broxbourne

Not to find the leak. Moisture readings, thermal imaging and testing each part of the bathroom in turn point to one fitting. Tiles come off at that spot for the repair, and not before two different methods agree on it.

Grout and sealant only stop water at the surface. If the leak is in the valve or pipes behind the tiles, or under the tray, fresh grout cannot reach it and the mark returns. Testing each part finds which one.

It can, and it is easy to miss because the water stays inside the wall. Damp low on the inside, bubbling plaster or a meter that stops when the tap’s valve is shut are the clues. Thermal imaging then shows the joint.

It depends on the pipe and the flow. No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. A tray or waste that leaks only during showers is not covered. Full conditions are on our terms page.

Close the bathroom’s isolation valves, or the stop tap if you cannot find them, and put a bucket under the drip. Then ring us and say what you have turned off. Visits are usually booked within 24 to 48 hours.
