Yaxley homes and extensions

Leak detection in Yaxley for estate homes and extensions

If your Yaxley home has a paved drive over the supply pipe or an extension on a solid floor, a leak can hide under either. Our engineer Charlie finds it from the surface, so only one spot needs opening.

Yaxley is a large village on the southern edge of Peterborough, with estates that grew up around the old centre. Many of those houses have since changed: front gardens paved for parking, kitchens built out at the back on concrete floors. Leak detection in Yaxley often means searching under those changes.

The supply pipe from the meter in the footpath may now run beneath the drive, and an extension's heating pipes may sit in its screed. Neither shows a drip. Instead you get a letter about the meter, a damp line by the back door or a boiler needing top-ups.

Typical Yaxley leaks, under paving and floors

Supply pipe under a block-paved drive

The property

A 1980s semi on one of the village estates, its front garden block-paved for two cars over the plastic supply pipe from the footpath meter.

The problem

The water company wrote to say the meter never rested. Nothing looked wet, and the owner dreaded the whole drive coming up to find the pipe.

How we found it

The meter carried on turning against a closed stop tap, so the loss lay outdoors. Listening along the pipe's line found a peak near the gate, and tracer gas seeped up through the sand joints there.

The outcome

Four blocks came up at the mark, over a split joint. We mended it there and then, at a separate price, and the owner answered the letter with our report.

Pressure loss traced to a rear extension floor

The property

A detached family house with a dining room added at the back, its heating pipes laid in the new concrete floor.

The problem

Daily top-ups had become routine, and the boiler engineer blamed the pipework. Before going further, the insurer wanted a written trace and access report.

How we found it

Valving off the extension's heating left the rest of the system holding pressure, so the leak was in that floor. Once the floor warmed, the thermal camera showed a widening patch under the table, and tracer gas agreed.

The outcome

We marked the leak point and photographed it. After payment, the owner got the report to pass on to the insurer, and the repair carried its own price.

Yaxley households we help

Owners with a paved drive over the pipe

If the meter keeps creeping round after you close the stop tap, water is escaping outdoors, often under the drive. We trace it through the paving, so few blocks need lifting.

Owners of extended estate houses

An extension often carries heating pipes through a newer solid floor. When top-ups become a habit, we isolate that part first, then let it warm before scanning.

Anyone holding a leak letter

Check which company sent the letter: that is your water supplier. Keep it, as the readings it quotes help us decide where to start testing.

Who supplies your water in Yaxley

To find your water supplier, look for the company's name on your bill or the leak letter. That company looks after the main and its connection to your boundary or meter. From there in, the owner usually answers for the supply pipe, including any length under a newly paved drive.

Under the drive or under the floor

1

Is the loss outside or in?

Turn the stop tap off and check the meter. Still turning means water is escaping outdoors. Standing still means the leak is indoors; a boiler gauge that drops by itself points to the heating.

2

Listening under the paving

Outside, the ground microphone follows the pipe across the drive a step at a time. Escaping water sounds loudest over the leak, even through blocks and sand.

3

Valving off the extension

Indoors, we valve off the extension's heating to prove the leak is there, then warm the floor and scan it. Tracer gas confirms the spot before Charlie marks and photographs it.

Methods for Yaxley homes

Acoustic listening

It suits pipe under steady mains pressure, where escaping water is loud enough to hear through soil or paving. On quiet plastic pipe, tracer gas takes over.

Tracer gas

Fed into the emptied pipe, a hydrogen and nitrogen mix escapes at the fault and rises through block paving or screed to a detector at the surface.

Thermal imaging

In an extension floor, a heating leak shows as warmth spreading from the pipe's line, once the heating has run long enough to warm the floor.

If your insurer has its own contractors

Some insurers send their own contractor for trace and access, and others let you choose, so ask before booking. If you can choose, check whether they must approve the work first. The location, methods, readings and photographs all go in our report, and whether the claim is paid stays the insurer's decision.

Common questions in Yaxley

Only at the mark, once the leak is found. Our ground microphone follows the pipe’s line from the meter, and tracer gas, which seeps up through the joints between blocks, confirms the spot. Final proof comes when the blocks are up and the pipe can be seen.

Usually. With the floor warm, the thermal camera shows where heat spreads from the pipe, and tracer gas checks the point before anything is cut. Insulation or a membrane under the screed can blur the picture; we will say if so.

You get a price by phone or email before booking. It covers searching for up to a half or full day, and it stays the same if we finish early. Materials, plus any parking or tolls, are charged at cost.

Note where the meter is and tell us if sealer has gone into the heating, as it can stop some tests working. Mention any pipes near a neighbour’s property, and clear the extension floor so the camera can scan it.

It is harder, because testing starts with the stop tap closed and working valves are needed to split the system. Tell us when you book, as it changes the plan. A plumber may need to free or replace it first.
