Wisbech and the farms around it

Leak detection in Wisbech for old houses and barn conversions

Some of Wisbech's Georgian houses have been split into flats, and farms around the town include barns converted into homes. We work out which flat, loop or pipe is losing water, then trace it.

Wisbech prospered as a port on the river Nene, and its Georgian houses still stand along the river. Some are now flats, offices or shops with rooms above. Each change added pipework, so one old building can hold several kitchens and bathrooms on a single supply.

Beyond the town, farmland runs towards the Norfolk border, and old barns have become homes with heating under their floors. Leak detection in Wisbech therefore covers very different buildings, and the first job is always finding which part of the plumbing is actually losing water.

Typical leaks in Wisbech buildings

Ceiling damp under a flat in a Georgian house

The property

A tall Georgian house near the river, divided into two flats, with the upper flat's pipes running under the original floorboards.

The problem

The tenant below found damp spreading across the living room ceiling. Nothing upstairs looked wet, and the landlord could not say whose pipe it was.

How we found it

Moisture readings put the damp under the upstairs kitchen, whose cold supply alone failed a pressure test. The ground microphone on the boards then found the leak.

The outcome

The landlord agreed a repair price, and we renewed the joint under one lifted board during the visit. One photographed report then went to both tenants.

Underfloor loop leaking in a converted barn

The property

A barn conversion in farmland outside Wisbech, with underfloor heating across the ground floor under a thick stone-effect tiled finish.

The problem

The boiler pressure needed topping back up twice a week, and one corner of the open-plan room felt warmer. A plumber had found no drips at the manifold.

How we found it

Manifold pressure tests showed one loop losing water. Through the thick tiles, the thermal camera could only narrow it to one area of floor, so tracer gas pinpointed the leak.

The outcome

The point was marked and photographed, so opening up could start with a few tiles. The repair was quoted separately, and the owner kept our report for the house insurer.

Who we work for in Wisbech

Owners of houses split into flats

Water showing in one flat can start in another. Tell us how the building is divided and where each stop tap is, and we test flat by flat.

Farms with a house on the same supply

On a farm, external leak detection in Wisbech can mean pipes feeding the house, yards and working buildings from one meter. If the leak may be on the business side, say so when you book, as our business terms apply.

Owners of converted barns

Underfloor heating leak detection in Wisbech's barn conversions starts at the manifold, one loop at a time. A warmed floor then shows the leaking pipe on a thermal camera; thick floors get tracer gas.

A letter that does not say which flat

Anglian Water supplies Wisbech. Up to your boundary or meter, the pipes are its concern; inside that line they belong to the building's owner. In a house split into flats, one meter may serve them all, so a letter about continuous use proves water is being lost without saying where. Testing flat by flat answers that.

How we narrow it down in older buildings and barns

1

How the building is plumbed

We ask how many flats, loops or buildings the supply feeds and where the stop taps and valves are. A photo of the manifold helps too.

2

One flat or loop at a time

Each part is closed off and tested on its own while we watch the meter or a gauge. The part that keeps losing water is the one Charlie traces.

3

Pinpoint, then a second check

Moisture readings, sound or tracer gas close in on one spot. Once a different method backs it up, we mark the place, take photographs and talk you through opening up.

What we use in Wisbech's buildings

Pressure testing

A length of pipe or one heating loop is closed off and held at pressure. A falling gauge means that part leaks, which tells us which flat or loop to search.

Moisture meters

In a divided house, readings across a damp ceiling show which room above the water is coming from. That decides whose pipes we test first, and in which order.

Tracer gas

We fill the emptied pipe with a hydrogen and nitrogen mix. Where it seeps out, it rises through tiles, boards or soil to the detector, even under thick floors.

When a claim stalls for lack of evidence

If nobody can show where the water came from, a claim on an older building can stall. Ask your insurer what evidence they want, and whether your cover includes trace and access. Then book us: our report gives the location, methods, readings and photographs, and reaches you after payment in full.

Common questions in Wisbech

Often the freeholder or landlord, depending on how the building is owned. Tell us how many flats there are, who lives in each and who is paying, and warn the occupants, because we need access to every flat the pipes pass through.

Yes, on our business terms if the leak is on the farm’s working pipework, because no find, no fee on home water leaks covers homes only. The detection is priced beforehand by the half or whole day. Full conditions are on our terms page.

Not to search. We find the leaking length first, then work from above the boards with sound, moisture readings or tracer gas. Once a second method backs up the first, a single spot is marked, and any lifting begins there.

That is for your insurer to decide, so check the policy or ring them before booking. Our written report gives the location, the methods, the readings and the photographs, and it is yours to forward as soon as the visit is paid.

Usually, if it is pipework we can reach. Repairs carry their own price, and one quoted in advance holds only if we fix the pipe during the detection visit itself. Our repairs are guaranteed for 3 months on the pipe and fittings we install.
