Leak detection in Bletchley

Often the first sign of a Bletchley leak is a meter still turning at bedtime with every tap off. We find which pipe is losing the water, then follow it to the leak.

For leak detection in Bletchley, the age of the street matters. In the older terraces, the pipe bringing water in can be very old, sometimes lead or iron, running from a meter in the pavement under the front path. Pipe that old can wear thin or split.

The estates built after the war for families leaving London are different again. Many of those houses have concrete ground floors with hot water and heating pipes inside them, so a leak shows as a warm patch, a combi boiler firing for no reason or a gauge that keeps dropping.

Typical leaks we find in Bletchley

Old metal pipe under a let terrace's front path

The property

A Victorian terrace let to tenants, with the meter in the pavement and an old metal supply pipe under the front path to the stop tap.

The problem

Anglian Water had written to the tenant about water passing nonstop. The landlord lived away, so the tenant opened up for us.

How we found it

Closing the stop tap left the meter turning, so the loss was outside. The ground microphone peaked by the front step, and tracer gas rose through the paving there.

The outcome

We marked and photographed the spot, and the report went to the landlord once paid. The repair was quoted separately, with a warning that testing old pipe can expose other weak points.

Hot water escaping into a concrete floor

The property

A post-war terraced house with a concrete ground floor and a combi boiler feeding a hot pipe buried in the kitchen floor.

The problem

The boiler kept firing with every hot tap shut, the lino in front of the sink felt warm, and the meter crept round all day.

How we found it

Closing the cold feed into the boiler stopped the meter, pointing to the hot pipes. With hot water running, the thermal camera showed heat spreading under the lino, and tracer gas agreed.

The outcome

We marked the floor and photographed the readings. The owner had their own plumber open up at the mark, and our photographs showed where to start.

Who we help in Bletchley

Owners holding a letter from Anglian Water

The letter says water is passing all the time, yet nothing looks wet. Your stop tap and meter tell us whether the loss is outside or indoors.

Landlords with tenants in older terraces

Your tenant forwards the letter and you cannot be there. Name the person letting us in, and we send the report to you after payment.

Owners of post-war homes on concrete floors

A warm patch on the kitchen floor, or a combi boiler firing with every tap shut, often means a hot water pipe in the concrete. We trace it with the hot water running.

Who owns the pipe in a Bletchley terrace

Bletchley's water comes from Anglian Water. Its responsibility covers the main in the road and the short connection to your meter, which outside older terraces often sits in the pavement. Beyond the meter, under your path and into the house, a leak is normally the owner's job to deal with.

From your first call to the mark on the floor

1

What to tell us when you ring

Where your meter and stop tap are, whether the home is let, and any litres an hour figure in the letter. That decides which test comes first.

2

Testing each pipe on its own

Stop tap closed for the pipe from the street, the boiler's cold feed shut for the hot water, the heating watched on its own gauge. Only one shows the loss.

3

Following that pipe to the leak

The method that suits that pipe finds the leak and a second one confirms it. We mark and photograph the place so any digging starts there.

Tests for old pipes and concrete floors

Ground microphone

Water forced out of a split metal pipe makes a steady sound. We listen at points along the route from the pavement; the reading climbs near the leak.

Thermal imaging

Suits hot water and heating pipes in concrete. Escaping hot water warms the floor around it, and the camera shows that patch through lino or tiles.

Pressure testing

We isolate one section and pressurise it on a gauge. If it holds, that section is sound; if it drops, that is where we trace next.

Around Bletchley

Bletchley sits at the south of Milton Keynes, and we cover the rest of the city too. Woburn Sands lies to the east with Woburn beyond it, Leighton Buzzard to the south and Newport Pagnell to the north.

Does your policy cover the supply pipe?

Some home policies cover the underground supply pipe, and some include trace and access cover for finding a leak. Others cover neither, so read your policy or ring the insurer before booking. If you claim, our report gives the location, methods, readings and photographs, which we send when the visit has been paid.

Common questions in Bletchley

It helps us plan. A larger loss is usually louder and easier to hear. The figure also matters for no find, no fee on home water leaks: the leak has to be at least 30 litres an hour, half a litre every minute. Full conditions are on our terms page.

Yes. When you ring, say that you let the house, which tenant will open the door and who is paying the bill. If the payer will not be there during the visit, we may need payment before we confirm the date.

Usually. Once the leak is found and opened up we can repair the pipe, quoted separately. Our repairs are guaranteed for 3 months on the pipe and fittings we install, and an advance price holds only for a repair on the day of the detection.

It can. Several tests need the stop tap to shut fully, so we can separate the pipe from the street from the pipes indoors. Try it before the visit, and if it will not close, tell us when you book.

In the older terraces, look for a small cover in the pavement outside. On the post-war estates it could be in the footpath or just behind your front wall or hedge. If you cannot find it, tell us when you ring.
