Woburn town and countryside

Leak detection in Woburn for older buildings

Many of Woburn's buildings are old and some are listed, so opening a floor or wall in the wrong place is costly. For leak detection in Woburn, we trace, confirm and mark the leak before anything is touched.

Woburn was largely rebuilt in the Georgian style after a fire in the eighteenth century. Brick townhouses, shops and inns line its main streets, some with flats or offices upstairs. Plumbing in buildings this old has been altered many times, so a pipe's route is rarely obvious.

Beyond the town, cottages and farmhouses around the abbey park can have their meter far out by the road, with the supply crossing a paddock, verge or lane. When a letter arrives about water passing all day, the leak could be anywhere along that run.

Leaks we are typically asked to find in Woburn

Damp high on a landing wall under the loft

The property

A Georgian brick townhouse with lime plaster. A cold water tank in the loft feeds the taps below through old pipes buried in the walls.

The problem

A damp patch high on the top floor landing kept spreading downwards. The gutters had been checked, yet the water meter never quite stopped.

How we found it

Moisture readings peaked near the ceiling, so the water came from above. Closing the valve under the loft tank stopped the meter; tracer gas in that pipe then came through the plaster.

The outcome

After marking and photographing the spot, we left the opening up to the owners' builder: a small section of lime plaster, with the rest of the old wall untouched.

Heating losing pressure under an office's tiled floor

The property

An old brick building in the town, now offices, with quarry tiles on a later solid ground floor and heating pipes laid beneath them.

The problem

Staff topped up the boiler most days, and a dark patch kept coming back in the tiles near the door. The business could not close for floors to come up.

How we found it

With only the ground floor circuit open, the pressure kept falling. Once warm, the thermal camera showed heat gathering under the tiles by the door; moisture readings agreed.

The outcome

The business paid before the visit was confirmed. The repair, quoted separately, lifted just the tiles at the mark, and the building's owner had our report.

Before, during and after our visit

1

Before we arrive

Let us know where the meter and stop tap are, and who will open up. We need free parking within 100 m, or any charge for it is passed on at cost.

2

On the day

We need every room, the loft, the meter and the stop tap, with valves that work. The leak is found, checked by a second method, marked and photographed.

3

Afterwards

Pay at the end with a card, or by bank transfer. The report is sent when that is complete, and any repair has its own quote.

Woburn properties we are asked to look at

Shops, offices and inns on the main streets

Water through a ceiling, or heating that keeps losing pressure, costs a business time and trade. Tracing comes first and opening up second, so any disruption stays in one spot.

Cottages and farms on long supply pipes

The meter may sit at the road, a field or more from the house. We follow the pipe's line with a ground microphone, and a long or unmapped run is priced before we come.

Owners of fragile old houses

Lime plaster, old boards and panelling are hard to replace. Moisture readings and thermal imaging narrow the leak first, so only the marked patch of plaster or floor is disturbed.

Methods suited to Woburn's buildings

Acoustic listening

On a long country supply, we move the ground microphone along the pipe's line, listening for where escaping water is loudest. Wind and traffic slow it down.

Moisture meters

In thick old walls and under lime plaster, damp has many possible causes. Readings in a grid show where water is strongest, keeping any opening up small.

Thermal imaging

Warm water leaking into a floor shows as heat where none should be. Old buildings hold heat unevenly, so we read it alongside the moisture figures.

Long supply pipes and who looks after them

Your supplier is the company on your bill. Its responsibility usually ends at your meter or boundary, which around Woburn can be out by a lane or field gate. Everything beyond, sometimes a long run under a verge or paddock, is usually the owner's, and a letter about continuous use can mean a leak anywhere along it.

Insurance for shops, flats and let buildings

Where one building holds a shop and a flat, a claim may sit with the business's own policy, the landlord's buildings cover, or both. Check with each insurer before booking. Our report gives the location, methods, readings and photographs, and the outcome of any claim is for the insurer to decide.

Common questions in Woburn

The leak is traced from the surface and confirmed with a second method before anything at all is lifted. Old boards come up only at the mark, when the repair work starts, and we photograph that spot first for the record.

Ring us with the address, who will let us in and who is paying. Businesses, and anyone paying who will not be on site, can be asked for payment ahead of confirmation. To cancel, give us at least one working day’s notice.

Only for a home, on a run of up to 30 m whose route is known. A longer or unmapped run is still traced, with the price agreed before we come. Other conditions apply too: full conditions are on our terms page.

The methods are the same, but where we mark matters more. We narrow the leak with moisture readings and thermal imaging before anything is opened, so any work starts in one place. Tell us about panelling or stone floors when you ring.

Usually, yes. A ceiling stain is most often fed from the floor above, so we need to test the fittings and pipes up there. If someone else lives or works upstairs, arrange access first and tell us whose property it is.
