Tilbury homes and lets

Leak detection in Tilbury for terraces and flats

A Tilbury leak often crosses a boundary: a supply pipe shared with next door, or water coming down from the flat above. Testing shows which household's pipe is losing water, and where.

Tilbury grew up around its docks on the Thames. From the late 19th century, rows of terraced houses went up for dock workers and their families, and many still stand. Later building added council houses and flats, so one street can hold pipework of very different ages.

In some older rows, a single pipe from the street feeds two or more houses before it splits, and often nobody living there knows where. When a leak letter arrives, the question is whether the loss is on your branch or the length you share.

Two typical Tilbury jobs

Meter alert on a supply shared by two terraces

The property

A late 19th-century terrace near the docks with a small front yard, a meter in the pavement and one old pipe feeding it and next door.

The problem

The water company wrote about water passing all night. Both households had checked taps and toilets, and each blamed the other.

How we found it

Both stop taps went off and the dial still crept, which left only the length the two houses share. The ground microphone peaked under the yard, where tracer gas also surfaced.

The outcome

We marked and photographed the point. Both households got the same report, for the water company and for agreeing the repair, which we priced separately.

Bedroom ceiling stain below a neighbour's shower

The property

A first-floor flat in a low council-built block, with concrete floors between flats and the same layout stacked above and below.

The problem

A grey patch on the bedroom ceiling grew after the neighbour upstairs used their shower. Their plumber had renewed the silicone round the tray, yet the patch came back.

How we found it

Moisture readings peaked under the shower corner. Upstairs, the walls, waste and tray were tested in turn; readings below rose only with water standing in the plugged tray, and thermal imaging agreed.

The outcome

That cracked tray corner was marked and photographed. Both flats and the landlord upstairs had the report, so the right person could arrange the new tray.

Who rings us from Tilbury

Neighbours on a shared supply

The letter may be about a pipe that also feeds next door. We find which length leaks before anyone digs, so neither household pays for a guess.

Landlords with terraced lets

A tenant forwards the letter and you cannot get there. Say at booking that a tenant will open up and you are paying; the report comes to you.

Flat owners with water from upstairs

A ceiling patch that grows after the neighbour above bathes or showers points to their bathroom, not your pipes. Testing has to happen in that flat.

Shared supply pipes in older Tilbury streets

Essex and Suffolk Water supplies Tilbury. Its pipes stop at your boundary or meter, and from there into the house the pipe is generally the owner's. In older terraces one pipe may serve several houses, so a leak letter can land on the wrong doormat, and neighbours may end up sharing the repair.

From your call to a marked spot

1

Tell us what you know

On the phone, mention whether the dial creeps with everything off, whether next door shares your pipe and whether water drips from above. That picks the first pipe to test.

2

Find out whose pipe

Stop taps are closed in turn, yours and next door's if needed, while the meter is watched. The pipe still drawing water is the one to trace.

3

Trace, confirm, mark

Our engineer Charlie locates the leak from the surface, then tests the same spot another way. Once the two results match, it is marked and photographed.

Three tests that suit Tilbury homes

Acoustic listening

Water forced out of a buried pipe makes a noise. A ground microphone set down along the route, under a yard or pavement, hears it loudest above the leak.

Pressure testing

A length of pipe is sealed and held at pressure while the gauge is watched. On a shared supply it shows which branch is failing before any slab is lifted.

Moisture meters

Readings across a damp ceiling or wall show where water is strongest and how far it has spread. They point to the source but cannot see inside floors.

Buildings insurance for rented homes

If you let the house, a leak on its pipes may fall under your landlord's buildings policy rather than anything the tenant holds. Ring your insurer before booking, because a few insist on agreeing the contractor. Our report gives the location, methods, readings and photographs, and the decision on the claim rests with the insurer.

Common questions in Tilbury

Yes. The testing separates your own branch from the length you share with next door. No find, no fee on home water leaks does not cover shared mains, so the agreed price applies whatever we find; full conditions are on our terms page.

Not usually. The company deals with its main and the short stretch to your boundary or meter, and what runs beyond is normally the owner’s to dig and repair. Ask about its leak policy all the same. On a shared supply, agree the repair with your neighbour.

Usually, yes. A stain below shows where water lands, not where it starts. Testing the bath, shower, toilet and pipes above one at a time finds the source, so arrange access with your neighbour or their landlord before we come.

No. We lift the cover to read the dial before and after closing the stop taps, and that reading tells us a lot about the leak. Please make sure a parked car or wheelie bins are not sitting on it.

Terraced streets get tight. Please find us a spot you do not pay for, within 100 m of the house, or warn us at booking about permits or a busy road outside. Any parking charges are then added at cost.
