Leak detection in Grays for homes, flats and lets

Grays is Thurrock's main town, with flats over shops, rented houses and family homes. For leak detection in Grays, our first questions are who owns the leaking pipe and who needs the report.

In Grays, shops along the high street carry flats above them, older terraced streets spread out from the station, and newer homes stand in the old chalk pits. The pipes, and the person who has to deal with a leak, change from one to the next.

Above a shop, the flat's bathroom often sits over the shop's ceiling, so a slow drip becomes the shopkeeper's problem first. In a rented house the tenant notices and the landlord pays. So we plan each visit around access, payment and who gets the report.

Typical Grays jobs

Stockroom ceiling stain below a flat's toilet

The property

A flat over a shop near the town centre, its toilet and bathroom directly above the stockroom, with timber floors between the two.

The problem

Staff downstairs found a stain spreading across the stockroom ceiling. The tenant upstairs had noticed nothing, and the landlord could not attend.

How we found it

Moisture readings centred under the toilet. Upstairs, each fitting was tested in turn; readings climbed only after repeated flushing, and thermal imaging traced a cool spread to the joint behind the toilet.

The outcome

The joint was marked and photographed. Having paid before the visit, the landlord got the report for their insurer and the shop's owner.

Leak letter and a quiet plastic pipe under paving

The property

A detached house in one of the old chalk pits, its block-paved drive laid over a blue plastic supply pipe some 15 metres long.

The problem

A letter warned of continuous use. Every tap and toilet checked out, yet the meter dial still crept round at midnight.

How we found it

The meter kept turning with the stop tap closed, so the fault lay outside. Blue plastic carries little sound, so tracer gas went in; it rose at one paving joint, where listening picked up a faint hiss.

The outcome

A few blocks came up and we repaired the pipe there and then, priced separately. The owner told the water company it was fixed.

Who we work for in Grays

Landlords and letting agents

You need the leak found and a record for the tenant, freeholder or insurer, often without being there yourself. A tenant or agent can let us in.

Owners with a supply pipe leak

The water company puts the loss on your side of the meter. We pin down the leak on your supply pipe and can usually repair it, priced separately.

Households claiming on insurance

An insurer wants proof before agreeing to open anything up. Read your policy first, then book; opening up should start at the spot we mark and photograph.

The letter, the boundary and the repair

Grays is supplied by Essex and Suffolk Water. When readings show water passing nonstop, the company may write to warn of a probable leak on private pipework. Its own pipe ends at the boundary or meter. The length carrying water from there into your home generally belongs to you, and so does fixing it.

Traced and repaired in Grays

1

Locate, then prove it

Charlie traces the leak from ground level and proves it with a second method, usually listening then tracer gas on a supply pipe, before marking and photographing it.

2

Your repair price

You get a repair price separate from the detection. That advance price holds only for a repair carried out during this visit, so decide while we are with you.

3

Repair and guarantee

Our repairs are guaranteed for 3 months from the repair date, on the pipework and fittings we install. Testing tired old pipe can expose other weak points.

How Grays leaks are pinpointed

Acoustic listening

On metal or older pipe, a leak hisses loudly enough to be picked up through soil, tarmac and paving. The ground microphone follows the route until the sound peaks.

Tracer gas

Plastic pipe stays quiet, so a hydrogen and nitrogen mix is pushed through it. The gas escapes at the hole, seeps up through paving or lawn, and a detector catches it.

Thermal imaging

Indoors, the camera picks out a hot pipe under a floor or a cool, damp patch across a ceiling. It narrows the search; another method settles the spot.

Trace and access evidence for Grays claims

Before paying for trace and access in Grays, an insurer may ask for evidence that pins the leak down. The report records the location, methods, readings and photographs, and reaches you when the bill is settled. A freeholder or managing agent can have a copy. Whether the claim is met is the insurer's decision.

Common questions in Grays

We can usually do both. Once the leak is marked, you get a repair price to accept or decline; the repair can be done by us while we are there or by your own plumber later, using the mark and photographs.

Yes, ideally on one visit. Readings begin downstairs in the shop, where the water shows, and the testing then moves up into the flat. Please arrange keys for both and tell us who will be there to open each door for us.

No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. It does not cover central heating, shared mains, businesses or leaks that come and go. Full conditions are on our terms page.

Yes, if you tell us when booking. Say who will be there and that the bill comes to you. If you cannot be present, you may be asked to settle up before the slot is confirmed; the report then goes to you.

Yes. Shops and other business premises are tested the same way as homes and get the same report. Business bookings have their own payment and cancellation terms, so we explain them when you ring. Tell us the opening hours too.
