Norfolk coast leak detection

Leak detection in Great Yarmouth for shops, units and terraces

Many Great Yarmouth buildings are a business and a home at once: a shop with a flat above, offices on the quay, a unit by the port. Our engineer Charlie traces water leaks in all of them.

Great Yarmouth is a working port as well as a resort, and many buildings do two jobs. Round the market place, shops often have a flat above on the same supply. Along the quays, Tudor, Georgian and Victorian buildings hold offices and homes, with pipework from every era.

In those buildings, water leak detection in Great Yarmouth starts by finding which occupier's pipe is losing water. Behind the centre, Victorian terraces have pavement meters and supply pipes under yards and shared back passages. External leak detection in Great Yarmouth usually means one of those.

Two typical Great Yarmouth jobs

Bill jump at a shop with a flat above

The property

A shop by the market place with a flat above, on one meter. The flat's branch leaves in the back room and runs under the solid floor to the stairs.

The problem

The shop's water bill had jumped, yet the shop was dry and the tenant in the flat had seen no damp.

How we found it

Closing the flat's valve stilled the meter, and that branch failed a pressure test. Listening across the back room floor peaked at the foot of the stairs; moisture readings in the skirting agreed.

The outcome

The spot was marked and photographed, and the repair quoted separately for the building's owner. Booking as a business, the shop had paid before the date was fixed.

Supply pipe under a shared back passage

The property

A Victorian terrace behind the town centre, its meter in a passage shared with neighbours and its supply under the passage's concrete beside theirs.

The problem

A letter from Essex and Suffolk Water reported constant use. The passage was always slightly damp, so nobody could say whose pipe was to blame.

How we found it

The meter still crept round once the stop tap was shut, so the leak lay outside. Several pipes share that passage, so tracer gas went into this house's pipe alone; it surfaced at one crack, and listening agreed.

The outcome

As the gas came from this pipe alone, the report showed the leak was the owner's. A small square of concrete was lifted for the repair, quoted separately.

Who rings us from Great Yarmouth

Businesses by the river and in town

A shop's water bill jumps, or a unit's gas supply has been made safe after a smell. We find the faulty pipe; businesses may need to pay before a date is fixed.

Terrace owners with a supplier's letter

Essex and Suffolk Water says your meter shows constant use, yet the house is dry. Behind older terraces, pipes often share a passage with neighbours' pipes; we prove which is yours.

Owners of older buildings making a claim

A policy with trace and access cover still needs evidence. Our written account of the location, methods, readings and photographs follows once the visit is paid.

Your supplier is Essex and Suffolk Water

Great Yarmouth is supplied by Essex and Suffolk Water; check for their name on your bill. A leak letter from them means the meter has recorded water passing without a break. Their pipe ends at your boundary or meter. After that it is usually the owner's, and a shop and its flat may share one supply.

Testing a building with a shop and a home

1

Who uses which pipe

We ask who occupies each part of the building and where each stop tap and meter is. A shop, its flat and a yard can all share one supply.

2

One part switched off at a time

Valves are closed for one occupier, then the next, while the meter or gauge is read. The loss stops when the leaking part is shut off.

3

Point, proof and paperwork

Listening, gas or moisture readings must agree on one point before we mark it. Photographs go in the written report, so the opening is made where the evidence points.

Three tests suited to Great Yarmouth buildings

Moisture meters

Readings in joists, boards and plaster show where water is gathering out of sight, such as under a terrace's floor. They confirm a point another test has found.

Tracer gas

A hydrogen and nitrogen mix fed into an isolated pipe is picked up where it surfaces, on buried water pipes or on gas pipework once the gas emergency service has made it safe.

Pressure testing

A length of pipe is shut off and a gauge fitted. If it cannot hold pressure, the leak is in that length, so we know where to search.

When your landlord holds the building cover

If you lease a shop or unit, the building's insurance may sit with your landlord, so ask them before booking. Check too whether a trace and access claim on a Great Yarmouth property needs the insurer's approval first. Our report follows full payment and shows the location, methods, readings and photographs.

Common questions in Great Yarmouth

We find out by splitting the supply. Closing the valve to the flat, then the shop’s own, shows which side keeps the meter turning. Tell us who can open the flat, and whether the person paying will be there on the day.

Yes. In Great Yarmouth it tends to be in newer houses and extensions. Loops are closed at the manifold one by one until one fails, then the camera follows it across the warm floor. Insulation underneath can blur the picture.

Only after it has been made safe. If you can smell gas, ring the gas emergency service first. With the supply isolated, we trace the pipe with tracer gas, then mark and photograph the point; the repair is for your gas engineer.

Usually. Each house’s stop tap is closed in turn with someone reading the meter, which shows whether the loss is on a shared length or on one branch. The marked point and photographs then show both households where it is.

Slightly. We may take payment before the date is fixed, and to cancel, a business gives us at least one working day’s notice. No find, no fee on home water leaks does not cover businesses; full conditions are on our terms page.

Along the coast and inland

Gorleston-on-Sea is just across the river, with Caister-on-Sea and Hemsby up the coast. Inland we reach Brundall and Loddon, and over the Suffolk border, Lowestoft is another port town with older terraces.
