Leak detection in Studley Green

On some Studley Green plots, one supply feeds a house, an annexe, stables and a workshop. Leak detection in Studley Green starts by finding which branch is losing water.

High in the hills west of High Wycombe, close to Stokenchurch, Studley Green is a small village among farmland and woods. Some plots here hold more than a house: an annexe over the garage, stables or a workshop, all fed through one meter by the road.

When that meter keeps turning, the leak could be on any branch, some laid along routes nobody wrote down. Listening along every metre of every branch would waste the day, so each one is closed off in turn while we watch the meter to see which is leaking.

What a typical Studley Green job looks like

Meter racing at a farmhouse with stables

The property

A farmhouse with stables and a workshop. One meter by the road feeds the house, then a branch carries on under the yard to the stables and a trough.

The problem

A water company letter warned of high use. With the house stop tap shut the meter still raced, yet nothing looked wet and the trough filled normally.

How we found it

Closing the stable branch valve stopped the meter. A ground microphone, which hears water escaping underground, was walked along that branch, and tracer gas confirmed a split joint.

The outcome

The joint was pegged and photographed. The owner then sent our report, with the plumber's note of the repair, to the water company.

Stain on a garage ceiling below a let annexe

The property

A family home with a self-contained annexe over its double garage, let to a lodger. Its shower room sits above the garage on a timber floor.

The problem

A damp stain kept spreading across the garage ceiling, even when the lodger was away and nothing upstairs was used. The shower tray had already been resealed.

How we found it

Moisture readings mapped the stain from below. Since it grew with nothing running, the supply pipes came first. A pressure test caught the hot feed losing water, and thermal images placed the leak.

The outcome

Once marked and photographed, the spot was left for the owner's own plumber to repair, and the report went to their insurer.

Branch by branch, then point by point

1

Split the supply

Valves or stop taps are closed so the house, each outbuilding and any troughs are tested on their own. Whichever keeps the meter turning is the leaking branch.

2

Find the leaking length

Our engineer Charlie works out that branch's route from valve covers and old trench lines. A ground microphone then narrows the leak to a few metres.

3

Pin down the point

Tracer gas is put into the pipe and rises through the ground at the leak. When it agrees with the microphone, the spot is marked and photographed.

Who we help in and around Studley Green

Plots with more than one building

A supply that splits to a barn, a stable yard or a field trough has several lengths that could leak. Tell us what it feeds and where its valves are.

Annexes, lets and rural businesses

If you let an annexe or run a business from an outbuilding, say so when you book, as payment may then be needed before the date is fixed.

Homes where the far taps run weak

If taps in an outbuilding, or at the far end of the house, have lost pressure, a leak on the way may be taking the water. Reading the meter with every tap shut tells us if so.

Tools for long rural pipes

Acoustic listening

Escaping water hisses as it leaves a pressurised pipe, and the ground microphone can hear that through turf and gravel. On a long run we stop every few steps until it peaks.

Tracer gas

Plastic pipe carries sound poorly, so a leak on it can be quiet. Tracer gas, a hydrogen and nitrogen mix, does not rely on sound: a sensor finds where it escapes.

Pressure testing

Holding one section under pressure and watching the gauge proves whether it leaks. On a plot with several branches, it settles which length to search first.

Long supplies and who looks after them

Your bill names your water supplier. That company maintains its main and its own pipe up to the meter or your boundary. Every metre after that, to the house, the annexe and the trough, is usually yours, however far it runs. Our report shows which branch leaked if the company asks.

Supply pipe cover on long runs

Some home policies cover the buried supply pipe; others offer trace and access cover for tracking down a hidden leak. Check yours before booking, and ask whether pipes to outbuildings and an annexe count. Our report gives the location, methods, readings and photographs, so the insurer can see which length failed.

Common questions in Studley Green

Yes. Long runs are what the ground microphone and tracer gas are for. No find, no fee on home water leaks covers a water main only up to 30 m, so a longer run is charged at the quoted price, leak found or not. Full conditions are on our terms page.

It can make the search take longer. We look for clues such as valve covers, old trench lines and where the pipe enters each building. A supply with an unknown route sits outside our home water leak promise, so you pay the price we agreed, whichever way it goes.

Usually. If the branch has its own valve, closing it and watching the meter shows straight away whether that length leaks. Without one, we test from the nearest stop tap or valve and work outwards along the pipe towards the stables.

It can. Tell us it is a business when you ring. We may take payment before the booking is fixed, and a business that cancels must tell us a working day ahead or more. Our home water leak promise does not apply to businesses.

Visits are usually booked within 24 to 48 hours, and lines are open 8am to 8pm, every day. Have a rough idea of the distance from the meter to each building, as it shows how much of the day to set aside.
