Princes Risborough and the Chiltern edge

Leak detection in Princes Risborough

Many Princes Risborough homes had central heating added long after they were built, and those pipes can leak out of sight. Our engineer Charlie traces the leak and can usually repair it, priced separately.

Below the Chiltern escarpment, Princes Risborough grew steadily after the war, including council estates built in the 1950s. Homes of that age often went up before central heating was usual, so radiators and pipes came later, under floorboards, boxed into corners or set into solid floors.

If you have been looking for a heating company in Princes Risborough because the boiler keeps needing topping up, the boiler itself may be fine. Once a boiler engineer has passed it, leak detection in Princes Risborough is about finding where the pipework is losing water.

Swollen skirting beside boxed in heating pipes

The property

A post-war semi where central heating was fitted years after it was built. The pipes run up the corners of the rooms inside boxing, then drop into the solid floor.

The problem

The boiler needed topping up every other day, and the skirting in one front room corner had begun to swell. A builder had put it down to damp.

How we found it

A pressure test showed the heating, not the supply, was losing water. Thermal images followed the warm pipe down the boxing into the floor, and moisture readings along the skirting agreed.

The outcome

One panel of boxing came off at the marked spot. We remade the joint while we were there, at the repair price given in advance.

A tenant's letter and a buried outside tap pipe

The property

An end-of-terrace house from the 1950s, let to tenants. The outside tap on the back wall is fed from the kitchen by a pipe under a later concrete patio.

The problem

The tenant forwarded a water company letter about continuous use to the landlord, who lives elsewhere. Nothing indoors was wet, and the outside tap did not drip.

How we found it

Shutting the stop tap stopped the meter, putting the leak past it, and so did closing the valve under the sink for the outside tap. Listening on the patio found the leak; tracer gas confirmed it.

The outcome

The spot was marked and photographed. Once the landlord had paid for the visit, the report went to them, with the repair quoted separately.

Who we help in Princes Risborough

Homes where heating was added later

Pipes fitted after the house was built often run through solid floors or inside boxing. If the boiler needs refilling every day or two, let us know how often, and whether any sealer has been added.

Landlords with tenants in the town

If a tenant has passed on a letter or a damp patch, explain when booking that you own the house and are paying. The report then comes to you.

Owners told about a meter reading

A letter about continuous use usually points to the pipe between your meter and the house. A stop tap and meter test shows whether that pipe leaks.

Finding your meter and testing it

Look on your bill for your water company's name. The meter may sit beneath a small cover in the pavement, or just inside your boundary. Turn off every tap and appliance, note the reading, and check again an hour later. Any movement means water is escaping. Beyond the meter or boundary, the pipe is usually yours.

Before, during and after your visit

1

Before we come

Clear a way to the boiler, stop tap and meter, and check the stop tap turns. Mention parking, and whether the house is let or someone else is paying.

2

On the day

Tests come first: the meter, the boiler gauge, then pressure tests on each part. Tracing starts once one pipe is shown to be losing water.

3

After we leave

We take card or bank transfer once the testing is over. The written report is sent after payment. A repair, if wanted, gets a separate quote plus our 3 month guarantee.

How we test Princes Risborough homes

Pressure testing

Part of the heating or supply is closed off and a gauge watched. A falling needle proves that part leaks, which saves searching pipework that is sound.

Thermal imaging

Pipes buried in a solid floor or hidden in boxing give off heat when the heating runs. The camera follows that warmth to the hotter spot where water escapes.

Moisture meters

Under vinyl, laminate or boards, readings across the floor and skirting show where it is wettest. That tells the other methods where to look first.

Detection first, repair priced separately

Trace and access cover, where a policy has it, is about finding the leak and opening up to it. Policies treat the pipe repair itself differently, so ask your insurer how they handle each part. Our report gives the location, methods, readings and photographs; the repair has its own quote.

Common questions in Princes Risborough

The next step is finding where the heating is losing water. Pressure tests on each section show which part leaks, then thermal imaging and a second method pin it down to one spot. Tell us what the boiler engineer checked, as it saves time.

No. No find, no fee on home water leaks does not cover central heating. For radiator pipework you pay the agreed price for the half day or full day booked, whatever we find, and a quick find does not reduce it.

Yes. Your tenant can open up and show us the meter and stop tap. When you book, tell us you are the landlord and the one paying. As you will not be there, we may take payment from you before we lock in the date.

Please do, before the visit. Sealer can plug small leaks for a while and stop pressure tests giving a true reading, which makes the leak harder to find on the day. Knowing roughly when it went in, and which product, helps too.

We do, including villages up on the hills and along their foot. Leak detection in Buckinghamshire villages often means longer supply pipes, so it helps to know, when you call, roughly how far your house stands from the water meter.
