Leak detection in Potton

In Potton the first clue is often second-hand: a letter about the meter, a bigger bill, or a ceiling mark found after work. We find the source without opening up to search.

Potton's Georgian centre, rebuilt after a fire, is ringed by later estates, and the town is very much a commuter one now. In a house empty all day, a leak leaves few clues: a letter, a jump in the bill, a ceiling mark spotted in the evening.

Older and estate homes alike may still have a loft tank, its pipes under the insulation, where a slow drip goes unseen for weeks. Outside the town, some bungalows and farms sit up private tracks, with a long pipe back to the meter at the road.

Two typical Potton jobs

Landing stain from a pipe under the loft insulation

The property

A family home on a later estate, with a cold water tank in the loft feeding the bathroom, and its pipes buried under thick insulation.

The problem

Both owners were out at work all day and found a grey mark on the landing ceiling one evening. A letter about constant use followed.

How we found it

With every tap off, the dial still moved. Moisture readings followed the mark along the pipe that fills the tank; it would not hold pressure, and a thermal scan showed a cold line to one joint.

The outcome

Insulation was lifted only at the mark to reach the split joint, which we photographed. We mended it while there, on a separate quote.

Leak on a long pipe beside a private track

The property

A bungalow outside Potton, last of three homes up a private track, with its own roadside meter and a long plastic pipe beside the track.

The problem

A letter reported constant use, yet the track looked dry. The owner knew the pipe followed the track, but not on which side.

How we found it

We picked the pipe up at the meter and walked its line with the ground microphone, loudest halfway up. Tracer gas fed into the pipe surfaced at the same spot.

The outcome

Digging was one hole beside the track. The full day of detection had been priced before booking, and the repair was priced separately.

Who we help around Potton

Commuters who only see the letter

If the house is empty all day, the letter may be the only sign. Note the meter as you leave and when you return; any movement is worth telling us.

Owners with a mark on a ceiling

A mark on an upstairs ceiling can come from loft pipes as easily as a bathroom. Moisture readings show which pipe to test first, so ceilings open only at the mark.

Bungalows and farms up private tracks

Where a supply pipe follows a track from a roadside meter, we ask its length and route first, then listen along it and use tracer gas to prove the spot.

Checking who supplies your water

Your supplier is the company named at the top of your water bill. If it writes about constant use, the meter is not falling to zero overnight. Its job ends at your boundary or meter. The rest belongs to the owner as a rule, and outside town that pipe may be long or shared.

How a Potton leak is traced

1

What to tell us on the phone

Where your meter sits, roughly how long the pipe is, whether the boiler keeps losing pressure, and if the property is a home, a let or a business.

2

Finding which pipe leaks

We close valves one at a time while watching the meter or a gauge. When the reading settles, we know whether the supply, heating or a fitting leaks.

3

Following it to one spot

Sound, heat, moisture readings or tracer gas then follow the leaking length. The spot is marked and photographed after a second method has confirmed it.

What we use around Potton

Acoustic listening

On a long supply the ground microphone moves along the line a pace at a time. The sound peaks over the leak, even if the wet ground shows elsewhere.

Tracer gas

A hydrogen and nitrogen mix fed into the emptied pipe rises out at the leak. It suits plastic pipe, which leaks almost silently, and checks what the microphone heard.

Moisture meters

Readings on a ceiling or floor show where damp is heaviest and how far it has spread. Under a loft or bathroom, they show which pipe to test first.

Sending the report to your insurer

Look at the policy before booking, because some insurers like to approve the work. The written report covers the location, methods, readings and photographs, and follows payment, ready for a trace and access claim. Without one, a claim can stall for lack of proof. Paying out is the insurer's decision.

Common questions in Potton

There may well be. A buried pipe can leak into the ground unseen, and a drip above a ceiling can take weeks to mark it. With everything off, watch the meter for an hour; if it moves, water is escaping after it.

Usually. We pick the pipe up at the meter, follow its sound and confirm the point with tracer gas, on a half day or full day price agreed first. No find, no fee on home water leaks does not cover a supply whose route is not known; full conditions are on our terms page.

It could. The pipe filling a loft tank often runs under the insulation, and a slow drip there marks the ceiling before anything shows in the loft. If the stain sits away from the bathroom, we test that pipe first.

Card details secure your booking. You settle the bill on the day, once testing ends; card and bank transfer both work, but cash and cheques do not. Businesses, and payers who will not be present, may be asked to pay first. The report is sent once you have paid.

We do, including Everton, Sutton and Gamlingay, which is just over the Cambridgeshire border, plus Sandy and Biggleswade. When you ring, tell us the village and how far the meter is from your door, and the price is agreed before you book.
