About East Anglian Leak Detection

We find hidden leaks in houses, flats and business premises across East Anglia and neighbouring counties, and can usually repair the pipe. Every leak is checked by a second, different test before we mark it.

East Anglian Leak Detection finds leaks you cannot see. The call often starts with a letter from the water company, a boiler that keeps dropping pressure, or a ceiling stain nobody can explain. Homeowners ring us, and so do landlords, letting agents and business owners.

Nothing is opened up to look. We search from the surface of floors, walls, lawns and drives. Our mark shows where opening up should begin, but only uncovering the pipe proves the leak. Sometimes testing shows there is no leak, and a different trade is needed.

Our engineer Charlie has worked across the area for over 15 years. Your answers on the phone decide which equipment comes. How far apart are your meter and stop tap? How often do you top up the boiler? Has anyone put leak sealer in the heating?

What happens when you book a visit

1

You ring or send the details

Describe the problem and the building. The price is fixed by phone or email first and pays for up to a half day or a whole day. Visits are usually booked within 24 to 48 hours.

2

Getting to the pipes

Clear a way to the rooms, loft, garden, meters, stop tap and valves, and check the stop taps turn. We need free parking within 100 m, and to know if pipes run under next door.

3

We find the leak and check it

Parts of the system are shut off in turn until a reading shows which pipe is losing water. We follow that pipe from the surface, marking and photographing a spot only once a second test backs up the first.

4

Payment, the report and any repair

Card details secure your booking, and you settle up before we go, by card or bank transfer (no cash or cheques). Your report follows, and any repair is priced on its own.

The five methods we use

Thermal imaging camera

We run the heating or hot taps first, because a leaking hot pipe warms the floor or plaster around it. The camera shows that warm patch.

Ground microphone

Water squeezing out of a pipe under pressure is noisy. We move the microphone along the route, over soil, paving or tarmac, until the sound is strongest.

Tracer gas

Leaks on plastic pipe are often too quiet to hear. We shut that pipe off and fill it with a hydrogen and nitrogen mix, which escapes at the leak for our detector to find.

Moisture meters

A moisture meter measures how wet plaster, wood or a concrete floor is. Readings taken in a grid around a stain show which way the damp is coming from.

Pressure testing

We shut off one pipe or heating circuit and watch the gauge. A falling reading means that section is losing water, and steady sections are ruled out.

The written report

Afterwards you get a report with the location, methods, readings and photographs of the marked spot. Insurers call finding and reaching a hidden leak trace and access, and the report is laid out for that kind of claim. We send it when the full payment has come through. Only your insurer decides whether a claim is paid.

No find, no fee on home water leaks

No find, no fee on home water leaks covers one leak on a water main up to 30 m or the hot and cold supply pipes, at least half a litre a minute, where we also carry out the access and repair. It does not cover central heating, shared mains, businesses or leaks that come and go. If the leak cannot be narrowed to a room or roughly 5 m by 5 m, the detection is not charged. Full conditions are on our terms page.

Where we work

Choose a county below for the towns we visit. Every county page explains what its housing tends to hide, from long farm supply pipes to heating pipes in newer concrete floors.

Common questions

Usually, when the leak is on pipework. A repair has its own price, and one agreed in advance only holds for work done while we are there. Repairs are guaranteed for 3 months, covering the new pipe and joints we fit, not your whole system.

Yes. Landlords, letting agents, executors and businesses can all book. Tell us when you ring if the place is not yours or another person is paying, and who has the keys. Businesses, and anyone paying from elsewhere, may be asked to pay first, and the date is confirmed after that.

You pay the agreed price. It buys a block of our time, which can run to a half or a full day, and it stays the same however quickly the leak turns up. Any materials, parking fees or tolls go on top, at cost.

Yes, once the gas emergency service has made it safe. If you can smell gas, ring the gas emergency service first. After that, we use tracer gas on the shut-off pipework to find the escape and mark it. A registered gas engineer then carries out the repair.

Yes. Ring 07700 102 008 as soon as you know. If you booked by phone, email or the website as a private customer, you have 14 days from booking to cancel. After that, and for any business booking, give a full working day’s notice or the quoted price is charged.
