Leak detection in North Elmham for farms and long supply pipes

Out here a supply pipe may cross a yard, a field or a neighbour's land, so leak detection in North Elmham often starts by finding its route.

North Elmham is a village in the Wensum valley, between Dereham and Fakenham, with farms and scattered homes along its lanes. Many sit well back from the road, so the meter may be on a verge, by a field gate or on a neighbour's drive.

Where farm buildings have become homes, one old pipe may still feed the farmhouse, the barns and a cattle trough, laid before anyone drew its route. When a letter arrives, we first ask how many metres lie between meter and stop tap, and who shares the pipe.

Typical leaks around North Elmham

Farm branch to a field trough losing water

The property

A working farm outside the village. One meter at the lane feeds the farmhouse, the yard taps and a long branch to a trough in a grazing field.

The problem

The farm's bill had jumped. The trough's float valve worked, the yard taps were dry, and no plan showed where the field branch ran.

How we found it

Pressure testing each branch in turn showed only the field branch leaking. Walking its probable line with the ground microphone, our engineer found a loud point by a hedge gap, where tracer gas surfaced too.

The outcome

We marked the spot, and photographed it and the route we walked for the report. The farm had agreed a full day's price in advance.

Heating pressure falling in a barn with stone floors

The property

A barn turned into a family home, its stone-tiled ground floor warmed by underfloor heating from a manifold in the boot room.

The problem

The heating needed water every few days, yet no floor showed a mark. A builder had suggested lifting tiles room by room.

How we found it

We shut each loop at the manifold, one after another; the hall loop alone lost pressure. Once the floor was warm, the thermal camera picked up heat spreading by the front door, and a tracer gas reading there agreed.

The outcome

We marked and photographed a single tile, so only that patch of floor came up. The loop repair was priced separately and done while we were there.

Barn conversions with heated floors

Stone or tiled floors over underfloor heating hide a leak well. Tell us how often the system needs water, and we test each loop at the manifold before tracing anything.

Farms with yards and outbuildings

A working farm counts as a business, so no find, no fee on home water leaks does not apply, and payment may be due up front. A rough pipe length helps.

Farmhouses with a ceiling stain

Upstairs bathrooms added to old farmhouses often sit over a kitchen or hall. Testing each pipe and fitting in turn means the floor above opens only over the leak.

Long and shared supplies in the Wensum valley

Anglian Water supplies North Elmham. Its pipe normally stops at the meter, so on a long run most of the buried length can be the property's. Where one supply serves a farm, its barns and the homes made from them, who looks after which stretch varies, so ask Anglian Water before you book.

Three steps for a long supply pipe

1

Length and route questions

We ask over the phone how far the meter is from your stop tap, which way the pipe might run, and whether a trough or another building draws from it.

2

Walking the line

With everything else off, our engineer Charlie listens every few paces along the likely route with a ground microphone. The hiss peaks right over the leak.

3

Confirming with tracer gas

If the hiss is weak or the pipe is plastic, a hydrogen and nitrogen mix is fed in and a detector tracks where it surfaces. That spot is marked and photographed.

Why these three tests suit farm supplies

Acoustic listening

It suits long buried runs, picking up water forced from a pipe through soil, gravel and tarmac. Slow leaks and some plastic pipe are quieter, so another test takes over.

Tracer gas

It does not depend on sound, so it suits quiet leaks and blue plastic pipe. The gas rises through the ground above the split, where the detector reads it.

Pressure testing

On a branching supply, closing one length at a time and watching a gauge shows which branch leaks. Valves that will not shut make this harder.

Supply pipe cover on your policy

Some home policies cover leaks on an underground supply pipe, and some cover tracing them too. On a long run that matters, so read the wording or ring the insurer before booking. Our report gives the location, methods, readings and photographs, and is sent after payment. The insurer decides on the claim.

Common questions in North Elmham

We do, on buried pipes to farmhouses, barns, yards and troughs. Valves on each branch let us test one length at a time, so the search narrows before anyone walks a field. A rough idea of each branch’s length helps when you ring.

Usually. We need to reach the meter to read it and the ground over the pipe to trace it. When booking, mention that the pipe crosses someone else’s land, so access can be agreed with them before we arrive on the day.

We find the route first, using the meter, the stop tap and the ground microphone, then search along it. A supply pipe with an unknown route sits outside no find, no fee on home water leaks, so the price we agree is charged however the search goes.

No, the field stays as it is. The leak is found and marked from the surface, so digging happens at one spot. If you want the pipe repaired too, that is priced separately, and repairs are guaranteed for 3 months on parts we fit.

The same way as every visit: a price set before booking, for half a day or a full day. The length of the run and what you know of its route help decide which. Finding the leak early does not reduce the agreed price.
